Commercial Property for Sale in Ujjain: What Is Available and Where
If you want to buy commercial property in Ujjain, most of what comes up for sale falls into four types: ground-floor shops in established markets, first-floor offices and clinics above them, showrooms and commercial plots with main-road frontage, and larger commercial land or godown sites on the highways leading out of the city. Where each type sits changes the price, the tenant you can expect and the paperwork you have to check.
The quickest way to see current options is to send three details on WhatsApp to Rajendra Kumawat at +91 98266 44597: your budget, the size you need and what the space is for (your own business or renting it out). We reply with options in the matching belt and the documents we have already seen for each one. PropertyUjjain works from Freeganj, Ujjain 456001, so we can arrange site visits in the core markets at short notice.
- Freeganj and Tower Chowk: the city's organised retail and office market, with national chains such as V-Mart and Pantaloons trading around Teen Batti in Freeganj. Best for shops and first-floor offices.
- Indore Road and Dewas Road: highway frontage for showrooms, vehicle dealers, clinics and commercial plots.
- Agar Road: larger plots, godowns and service businesses that need space more than walk-in footfall.
- Near Mahakaleshwar Temple and Mahakal Lok: pilgrim-facing retail, prasad and pooja-samagri shops, food outlets and small hospitality.
- Nanakheda and newer colonies: neighbourhood shops serving growing residential areas.
Location, Property Type, Buyer Fit and Due-Diligence Risk
Listing portals mostly show a feed of ads. The table below does the matching step for you: which kind of commercial property usually comes up in each part of Ujjain, who it tends to suit, and the paperwork point that most often needs a second look in that belt. It is a starting framework drawn from how these markets are laid out, not a guarantee about any single property.
| Location | Typical commercial stock | Who it suits | Due-diligence risk to check first |
|---|---|---|---|
| Freeganj / Tower Chowk | Ground-floor shops, first-floor offices, older mixed-use buildings | Retailers, clinics, professionals, investors wanting an established tenant market | Old buildings: approved map vs actual floors, parking, property tax dues, existing tenancies |
| Indore Road | Showrooms, highway-frontage commercial plots, new complexes | Showroom and dealership users, larger-format retail | Diversion status of the land, road-widening line, MP RERA number for new complexes |
| Dewas Road | Commercial plots, shops in new colonies, roadside units | Buyers planning to build, service businesses | Colony approval and layout, diversion, access road ownership |
| Agar Road | Larger plots, godowns, workshop and service units | Warehousing, trading, vehicle and equipment businesses | Land-use zone in the development plan, diversion to commercial, fire safety for storage use |
| Near Mahakaleshwar / Mahakal Lok | Small shops, food outlets, guest-house style buildings | Pilgrim-facing retail, food and stay businesses | Heritage and temple-area restrictions, redevelopment and acquisition notices, tenancy disputes in older lanes |
| Nanakheda and newer colonies | Neighbourhood shops, shop-cum-residence units | First-time commercial buyers, local services | Whether the building permission allows shops on that plot, colony legality |

Shops for Sale in Ujjain: Sizes, Floors and What to Check
Most people searching for a shop for sale in Ujjain want one of two things: a small shop they can run themselves, or a leased shop that pays rent. The questions are different for each.
Small shops you run yourself
For a small shop, frontage and floor matter more than carpet area. A ground-floor unit facing the main road is easier to run than a larger unit on an upper floor or deep inside a complex. Ask for the exact carpet area on the sale deed, the ceiling height, whether the shutter width is shared, and who controls the common passage and parking. Confirm that your trade is allowed in that building before you pay a token; a food outlet, for example, raises questions about ventilation, gas and fire safety that a garment shop does not.
Shops for sale in Freeganj
Freeganj shops come up less often than in newer belts, and many are in older buildings. That means the paper trail is often longer: several past sales, family partitions and sometimes a sitting tenant. Before discussing price, check whether the shop is vacant or tenanted, whether the tenant pays rent regularly and whether there is a registered lease. A shop with a long-standing tenant on an old, low rent can be hard to re-let at market rent, so read the lease before you value it.
Shops in new commercial complexes
For an under-construction complex, ask for the MP RERA registration number first and verify it yourself. Under Section 3 of the RERA Act, 2016, a project needs registration unless the land to be developed is 500 square metres or less or it will have eight or fewer apartments across all phases. Then check the carpet area promised in the agreement, the handover date and what the maintenance charges will be. The MP RERA website lets you search a project by name or registration number.
Commercial Plots and Commercial Land for Sale in Ujjain
A commercial plot for sale in Ujjain is only commercial if the records say so. Land outside approved colonies is often still agricultural in the revenue record, even when it sits on a main road with shops on either side.
Land use and diversion
Under the Madhya Pradesh Land Revenue Code, 1959, a landowner who wants to use land for a different purpose, such as commercial, must divert it. Since the 2018 amendment, Section 59 lets the owner self-assess the diversion premium and revised land revenue, deposit it and inform the Sub-Divisional Officer in writing, rather than waiting for written permission under the old Section 172. A penalty of 50% of the amount payable can apply if the change of use is not reported. Diversion does not override planning rules: the use still has to be allowed by the development plan. Our land diversion process guide for Ujjain covers the steps and documents.
The development plan
The Town and Country Planning department published the Ujjain Development Plan 2035 in May 2023, and parts of it around the Simhastha area have since been proposed for modification, so check the current version. The plan sets land use across the planning area. Which zone a plot falls in decides whether commercial use can be approved, what frontage and setbacks apply and whether part of the plot is reserved for a road. Get the plot marked on the plan map before you buy; our Ujjain Master Plan 2035 explainer explains how to read it.
What the portals mix together
When we checked RealEstateIndia's Ujjain commercial section on 30 September 2026, it showed 90 results, and many of the first 20 were agricultural land in Badnagar, Tarana, Ghatiya and Nagda rather than shops or commercial plots. The commercial plots listed included 10,000 sq ft on Sanwer Road at Rs 3 crore, and plots of 8,000 sq ft in Freeganj, 9,900 sq ft in Mahaveer Bagh Colony and 2,400 sq ft in Nanakheda, most marked "Call for Price". Most shop ads in Freeganj on the same site gave sizes of 300 to 1,000 sq ft with no price. The lesson for buyers: filter by actual land use, not by the portal's category label, and never compare a farmland rate with a shop rate.
Prices: How to Judge an Asking Rate
We do not publish a single "rate per sq ft" for commercial property in Ujjain, because the spread between a main-road Freeganj shop and an interior complex unit is wider than any average can show, and most public listings do not state a price. To judge an asking price, use three checks together:
- Collector guideline value: the government's minimum value for that road or ward, used to charge stamp duty. Commercial rates are listed separately from residential ones. Check the current figure on SAMPADA 2.0.
- Recent registered sales nearby: actual deals in the same building or lane tell you more than asking prices on portals.
- Rent the space can earn: for an investment purchase, work backwards from a realistic rent using the yield method below.
Rental Yield: The Formula and a Worked Example
Rental yield tells you how much rent the property returns on the money you put in. There are two versions, and the net figure is the one that matters.
- Gross yield = (monthly rent × 12) ÷ total purchase cost × 100
- Net yield = (annual rent − property tax − maintenance − insurance − allowance for vacant months) ÷ total purchase cost × 100
Total purchase cost should include stamp duty, registration and legal fees, not just the seller's price.
Worked example (hypothetical numbers)
The figures below are an example to show the calculation. They are not market data and not a forecast for any Ujjain property.
| Item | Example amount (Rs) |
|---|---|
| Agreed price of the shop | 50,00,000 |
| Stamp duty, municipal duty, upkar and registration at 11.5% (inside Ujjain Municipal Corporation limits, assuming guideline value equals price) | 5,75,000 |
| Legal and documentation costs (assumed) | 25,000 |
| Total purchase cost | 56,00,000 |
| Rent at Rs 25,000 per month, 12 months | 3,00,000 |
| Less property tax (assumed) | 6,000 |
| Less maintenance and repairs (assumed) | 12,000 |
| Less insurance (assumed) | 3,000 |
| Less one vacant month | 25,000 |
| Net annual rent | 2,54,000 |
On these example numbers, the yield on the seller's price alone looks like 6.00%. On the full purchase cost it falls to 5.36% gross, and after costs and one vacant month the net yield is 4.54%. That gap is why a quoted "yield" should always be recalculated on your all-in cost. Replace each line with the actual rent, tax bill and costs for the shop you are considering. Our Ujjain rental yield guide compares how residential and commercial yields are worked out.
Buying Costs and Taxes on Commercial Property
Stamp duty and registration
The Inspector General of Registration's Stamp Duty and Registration Fee Chart (as on 9 September 2025) lists these components for a sale deed: principal stamp duty of 5%, municipal duty of 3% where the property is inside a municipal body such as Ujjain Municipal Corporation (or janpad duty of 1% instead, for property in a rural janpad panchayat area), upkar of 10% of the principal duty (0.5%), and a registration fee of 3%. For a shop or office inside Ujjain city that adds up to 11.5%; in a rural janpad area it is 9.5%. Many websites quote a flat 7.5% stamp duty plus 3% registration (about 10.5%), which understates the cost in the city; a 2020 cut of municipal duty from 3% to 1% was temporary and ended on 31 December 2020. Duty is charged on the higher of the deal value or the collector guideline value. Documents are registered through SAMPADA 2.0, so generate the duty for your exact deed on the portal before you budget; the Ujjain stamp duty and registry charges guide covers the calculation.
GST on commercial rent
Renting a shop, office or godown for business is a taxable service at 18% GST, while renting a home for residence is exempt. A landlord whose aggregate turnover crosses the Rs 20 lakh threshold for services must register and charge GST on rent. Since 10 October 2024 (Notification 09/2024-Central Tax (Rate)), when an unregistered landlord rents commercial property to a GST-registered tenant, the tenant pays the GST under reverse charge. From 16 January 2025, Notification 07/2025 excluded composition-scheme taxpayers from this reverse charge. If you are buying to rent out, factor GST into how you price and invoice the rent, and get a chartered accountant to confirm your position.
Property tax and registrations
Commercial property pays annual property tax to Ujjain Nagar Palik Nigam, and unpaid dues follow the property, so ask the seller for paid receipts up to the current year. See the Ujjain property tax guide. If you will run a business from the shop, it will also need registration under the Madhya Pradesh Shops and Establishments Act through the state's Shram Sewa portal, plus any trade licence required for your activity.
Commercial Property Due-Diligence Checklist
Use this list before paying any token amount. It is broader than a residential check because commercial use depends on permissions that a house purchase often never touches.
- Title chain: registered sale deeds going back through earlier owners, with no gaps, disputes or pending partition.
- Revenue record and mutation: the current Khasra or municipal record should show the seller as owner.
- Land use and diversion: diversion to commercial use under the MP Land Revenue Code, and a matching zone in the development plan.
- Building permission and approved map: the shop or floor you are buying must exist on the sanctioned plan; extra floors and changed uses are a common problem in older markets.
- Completion or occupancy certificate where one was required for the building.
- Fire safety: for larger buildings, godowns and uses such as restaurants or storage, check whether a fire NOC applies and whether the building has one.
- MP RERA registration for new projects above the Section 3 thresholds.
- Encumbrance and loans: confirm there is no mortgage or bank charge on the property, or that it will be cleared at registry.
- Existing lease: registered lease deed, rent, deposit, lock-in period, yearly increase, who pays maintenance and GST, and how the tenant can be asked to leave.
- Dues: property tax, water, electricity and society or maintenance charges paid up to date.
- Access and parking: who owns the passage, stairs and parking, and whether any road-widening line cuts the frontage.
How PropertyUjjain Handles a Commercial Enquiry
When you message us, Rajendra Kumawat first asks what the space is for, because a shop to run and a shop to rent out need different checks. We then shortlist options in the right belt, collect the seller's documents, point out anything on the checklist above that is missing and arrange visits. We do not issue legal opinions; for the final title check we recommend an independent lawyer, and for GST and income tax planning a chartered accountant. Commercial buyers also looking at wider areas can read our commercial property in Ujjain buyer's guide or compare homes and plots on the Agar Road property page.
Frequently Asked Questions
Where can I buy commercial property for sale in Ujjain?
The main options sit in five belts: Freeganj and the Tower Chowk area for established retail shops and first-floor offices; Indore Road and Dewas Road for showrooms and highway-frontage commercial plots; Agar Road for larger plots, godowns and service businesses; the roads leading to Mahakaleshwar Temple and Mahakal Lok for pilgrim-facing retail and hospitality; and Nanakheda and newer colonies for neighbourhood shops. Send your budget, size and use on WhatsApp to +91 98266 44597 and we share options that have cleared basic document checks.
Can I run a shop in a residential building in Ujjain?
Not safely by default. The land use in the Ujjain Development Plan and the building permission must allow commercial or mixed use. If a plot is recorded as agricultural or residential, it needs diversion under the MP Land Revenue Code before commercial use, and a trade licence or Shops and Establishments registration can still be refused if the use does not match.
Is GST charged on rent from a commercial shop?
Renting a shop, office or godown for business is a taxable service at 18% GST. A landlord whose aggregate turnover crosses the Rs 20 lakh services threshold must register and charge it. If the landlord is unregistered and the tenant is GST-registered, the tenant pays under reverse charge from 10 October 2024, except composition-scheme tenants, who were excluded from 16 January 2025. Confirm your case with a chartered accountant.
What is the stamp duty on commercial property in Ujjain?
Inside Ujjain Municipal Corporation limits the total is about 11.5%: the Inspector General of Registration's chart lists 5% principal stamp duty, 3% municipal duty, upkar of 10% of the principal duty (0.5%) and a 3% registration fee, charged on the higher of the deal value or the collector guideline value. In a rural janpad panchayat area a 1% janpad duty replaces the municipal duty, giving about 9.5%. The 10.5% total quoted on many websites understates the cost in the city, and commercial guideline rates are set separately from residential ones, so generate the exact figure for your deed on the SAMPADA 2.0 portal before fixing your budget.
Does a commercial project in Ujjain need RERA registration?
Under Section 3 of the RERA Act, 2016, a project, commercial projects included, must be registered with MP RERA unless the land is 500 square metres or less or the project has eight or fewer apartments across all phases. For an under-construction shop in a complex, ask for the MP RERA number and verify it on the MP RERA website.
How do I calculate rental yield on a shop?
Gross yield equals annual rent divided by the total cost of buying, multiplied by 100. Net yield subtracts property tax, maintenance, insurance and an allowance for vacant months from the rent first. Use your all-in cost, including stamp duty and registration, not just the seller's price. The worked example on this page shows the steps with hypothetical numbers.
Can you share pre-leased shops with a tenant already in place?
When a seller offers a leased shop, we ask for the registered lease deed, the rent receipts or bank credits, the lock-in and escalation clauses, and the tenant's GST details, so you can judge the income before you pay. Availability changes week to week, so message us for what is on offer now.
