Plot for Sale in Ujjain: Prices by Area, Legal Checks & Local Options

Residential plots for sale in Ujjain were mostly asking about ₹2,300–4,000 per sq ft on Dewas Road, Agar Road, Sanwer Road and Nagziri in public listings seen on 30 September 2026. That puts a 1,000 sq ft plot at roughly ₹23–40 lakh, before about 11.5% stamp duty, duties and registration fee inside Ujjain city limits. Plot Prices in Ujjain by Locality (Asking Rates, September 2026)

Buyers looking for a plot for sale in Ujjain usually want two answers: what one costs per sq ft in each area, and which areas are safe to buy in. The table below uses public asking prices, not sold prices. We read these from listings on RealEstateIndia and 99acres on 30 September 2026 and did not adjust them. Asking prices are usually higher than the final registry value, and each locality had only a few priced listings, so use this table to plan your budget. It is not a valuation.

Near Mahakaleshwar / old cityRarely listedDATA UNAVAILABLEDATA UNAVAILABLEBuyers who want to be near the temple and accept small, scarce parcels

A few listings were far outside these bands, for example ₹2.8 lakh for 800 sq ft and ₹27,000 per sq ft on Sanwer Road. These are almost always typing errors or plots of a different type (commercial, frontage or bulk land), so we left them out. Before you negotiate, look up the collector guideline value for that exact survey number or colony on SAMPADA 2.0. Your stamp duty is charged on the guideline value or the agreed price, whichever is higher. Our guide to collector guideline rates in Ujjain explains how to read the rate for each ward.

What Your Budget Buys: Plot Size by Price

Most listing sites only show a grid of plots. The table below works the other way round: pick your budget and see roughly how much land it buys at the asking rates above. Figures are rounded. The last column adds stamp duty, municipal duty, upkar and registration fee (about 11.5% in total for a plot inside Ujjain Municipal Corporation limits), assuming the agreed price is not below the guideline value.

Plot budgetAt ₹2,500/sq ftAt ₹3,000/sq ftAt ₹4,000/sq ftBudget including ~11.5% stamp duty + registration
₹10 lakhabout 400 sq ftabout 330 sq ftabout 250 sq ftabout ₹11.15 lakh
₹20 lakhabout 800 sq ftabout 670 sq ftabout 500 sq ftabout ₹22.3 lakh
₹30 lakhabout 1,200 sq ftabout 1,000 sq ftabout 750 sq ftabout ₹33.45 lakh
₹50 lakhabout 2,000 sq ftabout 1,670 sq ftabout 1,250 sq ftabout ₹55.75 lakh

The table shows why sub-₹10 lakh plots are rare in approved city layouts: that budget buys less land than most colonies sell as one plot. If your budget is under ₹10 lakh, read our guide to plots under ₹10 lakh in Ujjain before you visit any site. It covers where these plots usually are and what to check.

Know the Plot's Legal Category Before You Look at Price

In Ujjain, the legal status of a plot matters more than the price per sq ft. It decides whether you can get a building permission, whether a bank will lend against the plot, and whether you can resell it later. Most plots on offer fall into one of these categories:

CategoryWhat it meansWhat to ask the seller for
MP-RERA registered plotted colonyA new layout above the Section 3(2)(a) exemption of the RERA Act, 2016 (land up to 500 sq m or up to eight units is exempt; RERA authorities differ on whether meeting one limit is enough), registered with MP-RERAThe MP-RERA registration number. Check its status, project dates and complaints on rera.mp.gov.in
Permitted colony inside city limitsA colony developed by a registered colonizer with development permission under the MP Nagarpalika (Colony Development) Rules, 2021, on a layout approved by Town & Country Planning (T&CP)The colonizer registration, the development permission and the approved layout plan showing your plot number
Ujjain Development Authority (UDA) scheme plotA plot in a scheme planned by the Ujjain Development Authority, such as Shipra Vihar or Triveni Vihar, bought on allotment or resaleThe allotment or lease papers, the UDA transfer permission for resale, and dues clearance
Resale plot in an older colonyA single plot in a colony that already exists, with its own chain of sale deedsThe chain of registered sale deeds, the namantaran (mutation) record and Nagar Nigam tax receipts
Unapproved or "kacchi" colonyAgricultural land cut into plots without diversion, layout approval or development permissionUsually cheaper for a reason: building permission and a bank loan are hard to get. Get legal advice before paying anything

Pre-Purchase Verification Checklist for Ujjain Plots

Go through these steps in order before you pay a token amount. Each one uses a public record or a document the seller should already have:

  1. Match the plot to the map. Get the khasra number and the colony's approved layout. Then confirm on site that the plot number, size and road width match the layout.
  2. Read the land records. Check the B-1 (khatauni) and khasra entries on the MP Bhulekh land records. The seller or the colonizer should appear as the owner, and the land use should match what you are buying.
  3. Confirm diversion. If the land was agricultural, ask for proof that it was diverted to residential use under Section 59 of the MP Land Revenue Code, 1959. That means the premium was paid and the Sub-Divisional Officer was informed. If the owner never informed the SDO, the SDO can later charge the premium plus a penalty of 50% of the amount due. Our land diversion guide for Ujjain explains each step.
  4. Check the colony approval. For a new colony, check the MP-RERA registration if the colony is above the threshold, and the development permission under the 2021 colony rules. For a UDA scheme, check the UDA allotment and transfer papers.
  5. Trace the title. Read the chain of registered sale deeds going back several transfers. Many advocates ask for about 30 years. Also run a search for mortgages, liens or pending cases. Our property document verification guide lists each paper to collect.
  6. Check local dues. Ask for the latest Ujjain Nagar Nigam property tax receipt, or the gram panchayat record if the plot is outside city limits.
  7. Compare with the guideline value. Look up the collector guideline rate on SAMPADA 2.0. If the asking price is far above or below it, ask why.
  8. Put terms in writing. The agreement should state the price, the payment schedule, the registry date and what happens to the token amount if any document fails verification.

Full Cost of Buying a Plot: Stamp Duty, Registry and Extras

For a plot inside Ujjain Municipal Corporation limits, the official MPIGR chart (as on 9 September 2025) adds up to 11.5%: 5% stamp duty, 3% municipal duty, 0.5% upkar (10% of the stamp duty) and a 3% registration fee. For a plot in a rural janpad panchayat area outside the city, the 3% municipal duty is replaced by a 1% janpad duty, so the total is 9.5%. All of it is paid through SAMPADA 2.0 and charged on the agreed price or the collector guideline value, whichever is higher. The 7.5% + 3% (10.5%) figure quoted on many websites does not match the official chart. Confirm the exact figure for your deed on SAMPADA 2.0 (mpigr.gov.in).

  • Example 1: The plot is agreed at ₹30,00,000 and the guideline value is lower. Inside city limits, stamp duty is ₹1,50,000, municipal duty ₹90,000, upkar ₹15,000 and the registration fee ₹90,000, so the total is ₹3,45,000.
  • Example 2: The same plot is agreed at ₹30,00,000 but the guideline value is ₹32,00,000. Duty is now charged on ₹32 lakh: ₹1,60,000 stamp duty, ₹96,000 municipal duty, ₹16,000 upkar and ₹96,000 registration fee, a total of ₹3,68,000.

Also budget for your advocate's fee for the title search, the mutation (namantaran) after registry, and brokerage if you use one. Agree the brokerage in writing before any site visit. For the steps on registry day, read our guide to stamp duty and registry charges in Ujjain.

Localities Buyers Ask About Most

Nanakheda

Nanakheda is an established residential area on the Indore side of the city, close to the Nanakheda bus stand. Most plots here are resales in existing colonies, so the title chain and the mutation record matter more than RERA. See our page on property in Nanakheda for listings and area notes.

Dewas Road and Sanwer Road

Both roads have newer layouts and larger plots than the old city. Public asking rates on these roads were mostly in the ₹2,500–4,000 per sq ft band. Check each layout's approval separately, because approved and unapproved colonies often sit next to each other on the same road.

Agar Road

Agar Road is the northern route out of Ujjain. Publicly priced listings here were few. Buyers who want a lower entry price often look here, so check diversion and road access carefully. Our Agar Road page covers commercial property on the same road.

Near Mahakaleshwar and the old city

Vacant plots near the Mahakaleshwar temple and the Mahakal Lok area rarely come up for sale, and we found no reliable public price data for them. Treat any rate you are quoted as something to verify against the guideline value.

UDA schemes

Ujjain Development Authority schemes such as Shipra Vihar and Triveni Vihar offer planned plots with UDA paperwork. Resale plots in these schemes usually need UDA transfer permission.

Simhastha 2028 and Ujjain Master Plan 2035: What They Mean for Plot Buyers

Simhastha 2028 is planned for 27 March to 27 May 2028, and the city is carrying out infrastructure work to prepare for it. Two facts matter before you buy on the basis of Simhastha. First, on 16 December 2025 the state cancelled the Simhastha land-pooling scheme (Town Development Schemes 8 to 11) after farmers opposed it, and it moved to temporary land use for the mela. Second, land use in and around the city is governed by the Ujjain Master Plan 2035 prepared by T&CP. Before you buy, check the plot's land use in the Master Plan and its distance from the mela area. Do not trust a promised appreciation figure. We do not publish appreciation forecasts because we cannot verify them. Our Simhastha 2028 property page covers what is known so far.

Frequently Asked Questions

What is the price of a plot in Ujjain right now?

Public listings seen on 30 September 2026 mostly asked between about ₹2,300 and ₹4,000 per sq ft for residential plots on Dewas Road, Agar Road, Sanwer Road and Nagziri, so a 1,000 sq ft plot typically asked ₹23 lakh to ₹40 lakh. One priced Nanakheda listing asked about ₹5,000 per sq ft. Add about 11.5% for stamp duty, duties and registration fee on top of the price for a plot inside city limits.

Can I get a plot in Ujjain under ₹10 lakh?

Only a small number of public listings sit below ₹10 lakh, and at ₹2,500 to ₹4,000 per sq ft that budget buys roughly 250 to 400 sq ft. Many sub-₹10 lakh plots are on the outskirts or in colonies without clear approvals, so check the layout permission, diversion and title before paying any token amount.

Does every plot in Ujjain need MP-RERA registration?

No. Section 3(2)(a) of the RERA Act, 2016 exempts a project where the land does not exceed 500 sq m or the units do not exceed eight, but RERA authorities differ on whether meeting one limit is enough. For any new plotted colony larger than 500 sq m or with more than eight plots, ask for the MP-RERA registration number, and you can check its status on rera.mp.gov.in. Resale of a single plot in an old, completed colony does not carry a RERA number, so the title and layout approval become the key checks.

How much are stamp duty and registration charges on a plot in Ujjain?

Inside Ujjain Municipal Corporation limits the total is about 11.5%: 5% stamp duty, 3% municipal duty, 0.5% upkar and a 3% registration fee, per the official MPIGR chart. It is calculated on the agreed price or the collector guideline value, whichever is higher. On a ₹30 lakh plot this comes to about ₹3.45 lakh. A plot in a rural janpad panchayat area pays about 9.5%. Confirm the exact figure for your deed on SAMPADA 2.0 (mpigr.gov.in).

Which documents should I check before buying a plot in Ujjain?

Check the seller's registered sale deed and the earlier chain of deeds, the khasra and B-1 (khatauni) records, the land-use diversion under Section 59 of the MP Land Revenue Code if the land was agricultural, the approved layout and colony development permission, MP-RERA registration for large new colonies, property tax receipts from Ujjain Nagar Nigam, and an encumbrance search. Get a local advocate to review them before you pay.

Can NRIs buy a residential plot in Ujjain?

Yes. NRIs and OCIs can buy residential plots in India, but under FEMA rules they cannot buy agricultural land, plantation property or farmhouses unless they inherit it. Make sure the plot is diverted to residential use before booking.

Will Simhastha 2028 raise plot prices in Ujjain?

No one can promise that. Simhastha 2028 is planned for 27 March to 27 May 2028 and it is bringing infrastructure work to the city. But in December 2025 the state cancelled the Simhastha land-pooling scheme. Judge a plot on its approvals, access and price today, not on expected appreciation.
