Flats for Sale in Ujjain: What Your Budget Buys
Most flats for sale in Ujjain fall into three types. There are mid-rise apartment buildings in the older city, newer projects in the University Road–Nanakheda area, and gated or semi-gated projects along Dewas Road, Indore Road and Sanwer Road. The city is mainly a plot-and-house market, so flat supply is thinner than in Indore. Portal counts are also misleading, because many listings labelled "Ujjain" are really on Ujjain Road in Indore. Before you shortlist, fix three things: the BHK size, your all-in budget including taxes, and the part of the city you need to be near.
The table below combines what we see in current enquiries with public portal listings. Prices are for the flat only. Stamp duty, registration, GST (on under-construction units) and parking are extra, and are covered further down.
| Configuration | Typical carpet area | Indicative asking range* | Usually found in |
|---|---|---|---|
| 1 BHK | 350–550 sq ft | ₹14–28 lakh | Older city buildings, Sanwer Road, Badnagar Road budget projects |
| 2 BHK | 550–800 sq ft | ₹25–50 lakh | Nanakheda–University Road, Dewas Road, Sanwer Road, Mitra Nagar |
| 3 BHK | 800–1,200 sq ft | ₹40–75 lakh | Dewas Road and Indore Road projects, Freeganj and central resale |
| 3 BHK+ / larger units | 1,200 sq ft and above | ₹70 lakh and above | Limited supply; mostly premium projects on the main corridors |
*Indicative asking range (PropertyUjjain, 2026). Confirm before negotiating. These ranges are consistent with public data. RealEstateIndia's Ujjain listings (seen 30 September 2026) show 1 BHKs of roughly 340–680 sq ft and a Sanwer Road 2 BHK of about 820 sq ft described at ₹29 lakh. Trovit lists Ujjain-district flats starting from about ₹23 lakh. Portal areas are often super built-up rather than carpet area, so a listing's "820 sq ft" 2 BHK may have a carpet area of only around 550–650 sq ft. Read the area-wise property rates for per-square-foot bands by locality.
Where to Buy a Flat in Ujjain: Locality Guide
Choosing a flat in Ujjain is mostly about your daily commute: the railway station and Freeganj market, the university and hospitals, or the highway to Indore.
Freeganj and the central city
This is the commercial heart of Ujjain, near the railway station. Flats here are mostly older resale apartments in mixed-use buildings, some of them above shops. You get walkability and established markets. The trade-offs are older construction, limited parking and paperwork that needs careful checking. See our Freeganj property page for the area in detail.
Nanakheda, University Road and Mitra Nagar
This area has the newer mid-rise stock, close to the Nanakheda bus stand, Vikram University and several schools and hospitals. It is popular with families and working professionals who want a 2 or 3 BHK they can move into. Our Nanakheda property page covers the locality.
Dewas Road and Indore Road
These are the growth corridors towards Dewas and Indore, with larger projects and townships. People who commute to Indore or Dewas often choose these roads. Many projects here are still under construction, so the RERA checks in the checklist below matter most in this part of the city.
Sanwer Road, Agar Road and Badnagar Road
This is the budget end of the market, with smaller 1 and 2 BHK units, often in small builder projects. Entry prices are lower. Check more carefully whether each building is RERA-registered, has road access and has its approvals. Buildings of eight or fewer apartments may legally have no RERA registration.
Near Mahakaleshwar temple
Few flats come up for sale in the old-city lanes around the temple and the Mahakal Lok corridor, and buyers here usually want a pilgrim-rental or second-home use. If this is your target, ask for a specific check on the building before you commit. Heritage-zone and building-height rules can limit what gets built there.
Ready-to-Move vs Under-Construction Flats: The Real Cost Difference
A ready-to-move flat carries no GST once the completion certificate is issued, and you can inspect exactly what you are buying. An under-construction flat lets you pay in stages and sometimes choose a unit early. In exchange, you pay GST and carry the risk of delayed possession. RERA reduces that risk: a promoter must deposit 70% of the money collected from buyers in a separate bank account and may withdraw it only in proportion to construction progress, as certified by an engineer, an architect and a chartered accountant.
| Cost item | 2 BHK at ₹40 lakh (≤90 sq m carpet) | 3 BHK at ₹55 lakh |
|---|---|---|
| GST, under-construction | 1% affordable rate = ₹40,000 | 5% = ₹2,75,000 |
| GST, ready with completion certificate | Nil | Nil |
| Stamp duty + registration (about 11.5% in city limits) | About ₹4,60,000 | About ₹6,32,500 |
| Maximum loan under RBI LTV caps | 80% = ₹32 lakh | 80% = ₹44 lakh |
| Own contribution towards the price | ₹8 lakh + taxes | ₹11 lakh + taxes |
| 1% TDS deducted from the price paid | Not applicable (below ₹50 lakh) | ₹55,000, deposited by you, not an extra cost |
Two points from this worked example matter for Ujjain buyers. First, many 2 BHK flats in Ujjain can qualify for the 1% affordable-housing GST rate. The test is a price of ₹45 lakh or less and a carpet area of 90 square metres (about 968 sq ft) or less in a non-metro city. Check that the builder's demand letters actually charge 1%. Second, stamp duty is charged on the higher of your price or the collector guideline value. A discount you negotiate does not reduce stamp duty if the discounted price falls below the guideline value. The 11.5% is 5% stamp duty + 3% municipal duty + 0.5% upkar + 3% registration fee from the official MPIGR chart (as on 9 September 2025); the 10.5% quoted on many websites understates it. Treat the figures as estimates until you have checked them on SAMPADA 2.0 (mpigr.gov.in).
When under-construction makes sense
- The project is registered on MP-RERA, the completion date on the portal is realistic, and the quarterly progress updates are current.
- You do not need to move in for two to three years and can pay rent in the meantime.
- The builder has delivered earlier projects in Ujjain that you can visit.
When ready-to-move is the safer buy
- You need possession now, or you are paying rent and EMI at the same time.
- You want to see water pressure, lift working, parking allocation and actual carpet area before paying.
- The price difference is smaller than the GST plus a year or two of rent you would pay while waiting.
Carpet Area vs Built-Up vs Super Built-Up: Compare Prices Correctly
Section 2(k) of the RERA Act defines carpet area as the net usable floor area of the apartment. It excludes external walls, service shafts, the exclusive balcony or verandah and the exclusive open terrace, but includes internal partition walls. Built-up area adds the walls and balcony. Super built-up area also adds a share of the staircase, lift lobby and other common areas. Registered projects must quote carpet area. Many resale owners and portal listings still quote super built-up area.
A common rule of thumb is that carpet area is around 70% of super built-up area, but the ratio varies from project to project. Always convert both options to price per sq ft of carpet area before you compare. A flat quoted at a lower rate per sq ft can cost more per usable square foot if its loading is heavy.
10-Point Flat Inspection and Paperwork Checklist
- MP-RERA registration. For a new project, search the registration number on rera.mp.gov.in. Check the promoter's name, the approved plan, the completion date and the quarterly progress. Our step-by-step RERA check guide shows where to click.
- Building permission and approved plan. Match the floors, the unit number and your unit's layout against the sanctioned plan. Additional floors built without approval are a red flag.
- Completion certificate and occupancy certificate. For a ready flat, ask for the completion certificate (CC) and occupancy certificate (OC). They decide whether GST applies, and banks often ask for them.
- Carpet area in writing. The agreement for sale should state carpet area, with balcony and terrace listed separately. Measure the flat on a site visit.
- Title chain and encumbrance. Check the land title, the promoter's right to sell and any existing mortgage on the project. Our property document verification guide lists the papers to request.
- Advance within limits. Pay no more than 10% of the cost before a registered agreement for sale, as Section 13 of the RERA Act requires. Pay only by traceable bank transfer.
- Society, maintenance and NOC. For resale, get the society or association's no-dues certificate and transfer NOC. Ask what the monthly maintenance covers, such as lift, security, water and common electricity, and what the sinking fund balance is.
- Parking in writing. Find out whether a covered or open parking slot is allotted to your flat, and whether it is included in the price or charged separately.
- Structure, water and services. Check for seepage, cracks, water supply and storage, drainage, the lift and power backup. Under Section 14(3) of RERA, the promoter must fix structural or workmanship defects reported within five years of possession, within 30 days and at no charge.
- Loan approval of the project. Ask whether banks have already approved the project for home loans. Easy loan approval does not prove the title is clean, but a refusal is a useful warning.
Resale Flats in Ujjain: What Changes
A lot of Ujjain's flat stock, especially in the central city, is resale. A resale flat carries no GST, and you can see exactly what you are buying. The trade-offs are older construction, a sale deed that may quote super built-up area, and a society that may be informally run. Ask for the full chain of earlier sale deeds, the latest property-tax receipt and the electricity bill in the seller's name. Check that the flat is recorded in the seller's name with the municipal corporation (namantaran). If you pay ₹50 lakh or more, you must deduct 1% TDS and deposit it online using Form 141, which replaced Form 26QB from 1 April 2026 under the Income-tax Act, 2025.
Home Loan, Stamp Duty and Other Costs Before You Book
A realistic budget for a flat in Ujjain has five parts: the price, GST if the flat is under construction, stamp duty and registration, your own contribution after the loan, and small costs such as legal checks, society transfer charges and moving in. Banks lend against the lower of the agreement value and their own valuation, within the RBI caps (90% up to ₹30 lakh, 80% for ₹30–75 lakh, 75% above that). Our Ujjain home-loan guide explains the documents lenders ask for. For registration steps and current charges, see the stamp duty and registry charges guide.

Frequently Asked Questions
Are all flats in Ujjain registered with MP-RERA?
No. Under Section 3 of the RERA Act 2016, a project needs registration unless its land area is 500 square metres or less or it has eight or fewer apartments across all phases. Small builder-floor buildings can therefore be legally unregistered, and older completed buildings sold as resale were often never registered. For any new project, search the registration number on rera.mp.gov.in before paying a token.
What does a 2 BHK flat cost in Ujjain?
Our indicative asking range (PropertyUjjain, 2026) for a 2 BHK is about ₹25–50 lakh, depending on locality, age and carpet area. Public listings seen in September 2026 include a Sanwer Road 2 BHK of about 820 sq ft described at ₹29 lakh. Confirm the current quote and the carpet area before negotiating.
How much GST do I pay on an under-construction flat in Ujjain?
Under-construction residential flats attract 5% GST without input tax credit, or 1% if the flat qualifies as affordable housing: value up to ₹45 lakh and carpet area up to 90 square metres in a non-metro city such as Ujjain. A ready flat sold after the completion certificate is issued attracts no GST.
What are stamp duty and registration charges on a flat in Ujjain?
For a flat inside Ujjain Municipal Corporation limits, the official MPIGR chart puts the total at about 11.5%: 5% stamp duty, 3% municipal duty, 0.5% upkar and a 3% registration fee. All of it is charged on the higher of the sale price or the collector guideline value. Check the exact figure for your flat on SAMPADA 2.0 (mpigr.gov.in) before you budget.
How much home loan can I get for a flat in Ujjain?
RBI loan-to-value caps allow a lender to fund up to 90% of the property value for loans up to ₹30 lakh, 80% for ₹30–75 lakh, and 75% above ₹75 lakh. Your actual sanction depends on income, credit score and the bank's view of the project, so plan the rest from your own funds.
How much advance can a builder take before the agreement for sale?
Section 13 of the RERA Act says a promoter cannot take more than 10% of the flat's cost as an advance or application fee without first signing and registering a written agreement for sale.
Should I buy a flat or a plot in Ujjain?
A flat suits you if you want to live in it now, need a home loan with standard paperwork, or want a lock-and-leave home. A plot suits long-term holding and building your own house. Our flat vs plot guide compares the two for Ujjain.
