A property dealer in Ujjain is a local agent who matches buyers, sellers and tenants and is paid a brokerage when a deal closes. PropertyUjjain is one such office: Rajendra Kumawat, Founder & CEO, works from Freeganj, Ujjain 456001, and helps with buying, selling, commercial deals, construction and vastu. Call or WhatsApp +91 98266 44597. Before you hire any dealer, ours included, check that they are registered where the law requires it, get the brokerage terms in writing, and ask to see the documents of every property they show you. The checklist below explains how.
How to Choose a Property Dealer in Ujjain: 7 Checks
Online directories list hundreds of Ujjain agents, many of them based in Indore, Dewas or Bhopal and tagged as also dealing in Ujjain. A directory entry shows that an agent has a listing; it does not show that the agent is registered or any good, and the RealEstateIndia Ujjain page itself tells users they are responsible for all verification before any transaction. These are the checks we would run on any dealer, including us.
| Check | What to ask or do | Warning sign |
|---|---|---|
| 1. MP RERA agent registration | Section 9 of the RERA Act requires an agent to register before helping sell a plot, apartment or building in a RERA-registered project that is being sold by the promoter (developer), and to quote the registration number in every sale they facilitate. Ask for the number and look the agent up in the registered-agents list on the MP RERA portal (rera.mp.gov.in). | Cannot or will not give a number for a registered-project sale |
| 2. Brokerage in writing | Ask for the brokerage amount, who pays it and when it falls due, written down before the first site visit. Who pays is agreed between the parties; we do not quote a standard percentage because we have no official figure for Ujjain. | “We will settle it at registry” |
| 3. Documents before token | The dealer should be able to show the seller's title papers, khasra and B-1 or the registered sale deed, and approvals for a colony plot. See our property document verification guide. | “Documents later, pay the token now” |
| 4. Project RERA status | For any flat or plot in a developer's project, check the project on the MP RERA portal yourself. Steps are in our RERA check guide. | Dealer says “RERA is not needed here” without explaining why |
| 5. Payment trail | Pay by bank transfer to the seller or through a registered document, with receipts. The registered value and the money paid should match; stamp duty is worked out on the higher of the deal value and the collector guideline rate. | Request for cash or a lower value on paper |
| 6. A real office and a name | A named person, a physical address you can visit and a phone number that answers. | Only a listing-site profile |
| 7. Local knowledge you can test | Ask which roads, colonies and approvals the dealer deals with weekly. Check one answer on the ground. | Same pitch for every locality |
One honest caveat on the RERA point. The Act ties agent registration to sales by the promoter in registered projects. A resale of an old house, a single-owner plot or a flat bought from a previous owner may not fall under that rule at all, so ask the dealer to tell you in writing whether the deal in question needs a RERA-registered agent and project. If the answer is vague, treat that as information.
What We Do for Buyers
Tell us your purpose (home, plot to build, investment or shop), budget, preferred area and timeline. We shortlist what fits from options currently available, arrange site visits, and share the khasra and ownership details so you can verify them yourself before paying anything. Good starting points:
- Plots for sale in Ujjain, for those planning to build.
- Houses for sale in Ujjain, for ready homes.
- Commercial property in Ujjain, for shops, offices and larger deals.
Availability changes by the week and many local deals never reach a portal, so we do not publish a fixed inventory. Ask Rajendra for what is open today.
What We Do for Sellers
If you want to sell, we first ask for your ownership papers and check them the way a buyer's lawyer will, so problems surface before a buyer finds them. Then we agree an asking price range with you, show the property to genuine enquiries and handle follow-up. The full process is on our sell property in Ujjain page.
Buyer Side and Seller Side: What We Do, What You Get
The same office works for both sides of the market, so be clear at the start which side we are acting for in your deal. This is how the work splits:
| Stage | Buying: what we do | Buying: what you get | Selling: what we do | Selling: what you get |
|---|---|---|---|---|
| First message | Ask your purpose, budget, area and timeline | A straight answer on which areas and property types fit the budget | Ask for location, size, property type and photos of your registry and mutation papers | A price range and a list of gaps to fix before you list |
| Shortlist or listing | Shortlist options currently available | Fewer, better-matched site visits | Prepare a short factual description and photos | A listing a buyer can check quickly |
| Documents | Share the khasra and ownership details of each option | Papers you can verify yourself before any token | Review your title chain, mutation and approvals | Problems found before a buyer's lawyer or bank finds them |
| Site visits | Arrange visits with the owner or their representative | Time on the ground with someone who knows the locality | Ask buyers to identify themselves before a visit | Filtered, genuine enquiries |
| Deal terms | Help you put price, token, balance date and brokerage in writing | A written agreement before money moves | Help you put the same terms in writing | A token recorded as part payment, by bank transfer |
| Registry | Point you to the registry process and the documents needed | A checklist for registry day | Coordinate dates and papers with the buyer | Fewer last-minute delays |
We do not promise a sale price, a buyer by a date or appreciation on any purchase. Legal opinions on title belong with an advocate, and registration questions with the sub-registrar's office; we help you get the papers ready for both.
Questions to Ask Any Ujjain Property Dealer
Use these on the first call, with us or anyone else. A good dealer answers most of them without hesitation.
- Are you acting for the buyer, the seller, or both in this deal, and who pays your brokerage?
- What is the brokerage amount, and when is it due? Will you put that in writing now?
- Is this property part of a RERA-registered project being sold by the developer? If yes, what is your MP RERA agent registration number?
- Who is the owner on the latest registry and on the khasra or B-1, and have you seen those papers yourself?
- Is mutation (namantaran) complete in the current owner's name?
- For a colony plot: what approvals does the colony have, and can I see them? For farmland: is diversion done, or is it still agricultural?
- Is there a bank loan or any dispute on the property? Can the seller show a release or no-dues letter?
- How much token is the seller asking, how will it be paid, and what happens to it if the deal falls through?
- Can I visit your office, and who will handle my file day to day?
Write the answers down. If a dealer will not answer questions 2, 4 or 8, look elsewhere. The document side is covered step by step in the verification guide linked in the checklist above.

Besides buying and selling, the office helps clients with construction and vastu questions and with larger commercial deals. For vastu checks on a plot or house, see vastu consultant in Ujjain.
Red Flags: What No Dealer Should Ask of You
Refuse these from any dealer, and hold us to the same standard:
- Showing a property without being able to name the owner or show the papers.
- Asking for a token or advance before you have seen the documents.
- Pushing a cash-only deal or a registry at a value lower than the real price.
- Promising appreciation, inventing a “last two plots” deadline or quoting comparable prices they cannot back up.
- Taking brokerage without stating the amount and who pays it, in writing.

Frequently Asked Questions
How do I find a genuine property dealer in Ujjain?
Ask for the dealer's MP RERA agent registration number if the property is in a RERA-registered project sold by the developer, look it up in the agents list on rera.mp.gov.in, get the brokerage terms in writing, and ask to see the seller's documents before paying any token. Visit the office in person.
Does a property dealer in Ujjain need to be RERA registered?
Section 9 of the RERA Act requires agents to register before facilitating the sale of a plot, apartment or building in a RERA-registered project that is being sold by the promoter, and to quote the registration number in each sale. Many resales of old houses or individual plots fall outside that rule, so ask the dealer to state in writing whether it applies to your deal, and confirm with an advocate if unsure.
How much brokerage does a property dealer charge in Ujjain?
There is no fixed figure we can cite from an official source. Brokerage is agreed between you and the dealer, so get the amount, who pays and the due date written down before site visits.
