Indore Ujjain road plot prices depend on which end of the corridor you mean. The journey between the two cities is about 55 km (Free Press Journal, September 2024), and the two ends of the road sit in different districts. Plots near Sanwer are in Indore district, so registry and colony permissions run through Indore. Plots near Nanakheda and Ujjain Engineering College are in Ujjain district. SquareYards, on a page updated 7 July 2026, showed one Sanwer plot listing at ₹32 lakh for 1,000 sq ft (about ₹3,200 per sq ft, an asking price) and a branded Ujjain Road project from ₹55.99 lakh for 1,000 sq ft (developer asking price). None of the Indore-side listings we saw offered a usable approved plot under ₹10 lakh. Rajendra Kumawat at PropertyUjjain (Freeganj) works in Ujjain and the Ujjain-district stretch of the corridor; for Indore-side plots we share the checks to run.

Where the Indore–Ujjain Road Actually Splits

Wikipedia describes the road as starting at Rajwada in Indore and ending at Ujjain Junction railway station, with Sanwer Road Industrial Area, Sanwer Bypass and Ujjain Engineering College named as major junctions. A September 2024 Free Press Journal report on the highway project quotes a 55 km journey, while the six-lane project itself is 46 km. Sanwer is in Indore district, and Wikipedia gives its distance to Ujjain Junction as 25.6 km. That makes Sanwer roughly the midpoint, and it is why the same road name appears on both Indore and Ujjain property portals.

SegmentDistrictWhat listings call itTypical plot typeRegistry and permissions

Ujjain Engineering College, Nanakheda and the Ujjain city edgeUjjain“Indore Road, Ujjain”Colony plots; ask us for current optionsUjjain sub-registrar and Ujjain-side authorities

The rule of thumb: the village in the khasra decides the office, not the name on the portal. The sub-registrar office depends on the village, and we confirm it on SAMPADA before you book. Our Nanakheda property page covers the Ujjain-city end of this road in more detail.

What Is Pushing Demand on This Road

The main public driver is the highway. Free Press Journal reported on 19 September 2024 that a 46 km upgrade of the existing four-lane road to six lanes, costing around ₹1,600 crore, would widen the carriageway from 17 m to 25 m, with three flyovers near Sanwer, Shanti Palace Tiraha and Engineering College and a target of about two and a half years. All India Radio’s report the same day put the cost at more than ₹1,692 crore. On 6 August 2026 Amar Ujala reported that most of the road had been built, described it as a 48 km six-lane route with service lanes planned in the urban stretches of Indore and Ujjain, and said it was expected to finish about a year before Simhastha. No official completion date has been published, so ask MPRDC or the seller about the stretch you are buying on.

Inside Ujjain, the Municipal Corporation is widening roads for Simhastha 2028, for example a 730 m stretch from Khajurwali Masjid to Ganesh Chowk, affecting 272 buildings (Free Press Journal, 27 September 2026). That is in the old city, not on the Indore road, but it shows that road widening before 2028 can take frontage land. For how this plays out for buyers, see our Simhastha 2028 property investment page and the Ujjain master plan 2035 guide. Road works also take land: ask any seller on the frontage for the alignment and setback in writing.

Plot Types on the Corridor

Colony and layout plots

Residential plots in a developed layout, 1,000 to 1,500 sq ft in the Ujjain Road listings we saw. On the Indore side these include large-developer plotted projects. SquareYards (updated 7 July 2026) lists Godrej Greenview Estate on Ujjain Road, Indore from ₹55.99 lakh for a 1,000 sq ft plot and ₹92.99 lakh for 1,500 sq ft, plus charges (developer asking prices). We mention it only because it appears in public listings and buyers ask about it. It is not a PropertyUjjain project and we do not endorse it. Before you consider it, look up its registration for the specific phase on the MP RERA portal (rera.mp.gov.in).

Farm land and farmhouse parcels

RealEstateIndia’s Ujjain Road, Indore farm land page (undated, viewed 22 October 2026) shows parcels from about 4,300 sq ft to 50 bigha, mostly described as Sanwer Road. Where the listing text gives a price, we saw asks of ₹24 lakh per bigha (5 bigha, about 5 km off Sanwer), ₹71 lakh per bigha (5 bigha), ₹5.5 crore for 5.5 bigha and ₹20 crore for 4 bigha. Most listings say “call for price”. Bigha sizes differ by portal, so compare in hectares from the B-1; our agricultural land for sale in Ujjain page explains the units and the 12-point record check. Remember that NRIs cannot buy agricultural land or farmhouses.

Commercial frontage

Highway-frontage listings we saw are marketed for colonies, warehouses and investment. Sanwer Road Industrial Area is a named junction on this road. Commercial buying has different approvals and tax treatment; see commercial property in Ujjain.

Price Evidence and How to Read It

These are asking prices from a few listings, not registered deals. Distance from the highway, frontage and approvals all move the price, so compare like with like. Stamp duty is charged on at least the collector guideline value for that khasra, which you can look up on SAMPADA for both the Indore and Ujjain sides.

Is a Plot Under ₹10 Lakh Realistic?

On the Indore side, mostly no. At the one Sanwer listing we saw, ₹10 lakh buys about 310 sq ft (our arithmetic at ₹3,200 per sq ft), which is not a usable plot. If you are offered something here under ₹10 lakh, check whether it is a very small plot, an undivided share of a farm khasra, or a plot in an unapproved colony. Each carries more risk than the price suggests. On the Ujjain side we have no public price evidence, so we do not quote one. If ₹10 lakh is your fixed budget, start from our plots for sale in Ujjain page and ask us what approved layouts fit.

Legal Checks Before You Pay a Token

These are the papers to ask for. Have an advocate read them before you pay; the rules below are summaries, not legal advice.

  1. Which rules cover the land. Inside municipal corporations, councils and nagar parishads, the Madhya Pradesh Nagarpalika (Colony Development) Rules, 2021 apply (Rule 1(3)). In gram panchayat areas the Gram Panchayat (Development of Colonies) Rules, 2014 apply. Ask the seller to say in writing which one governs the khasra.
  2. Development permission. Under the 2021 rules, a colonizer cannot start development or sell plots before obtaining permission (Rule 15(1)), and the application is due at least 45 days earlier (Rule 8(1)). Ask for the permission order and registered colonizer details.
  3. Layout approval. Inside a planning area the 2014 rules require an approved layout under the Nagar Tatha Gram Nivesh Adhiniyam, 1973 and the Bhoomi Vikas Niyam, 2012 (Rule 10). Ask for the town and country planning layout approval, and match plot numbers to the approved map.
  4. Diversion. Farm land must be diverted before plotting. Read our land diversion process and ask for the order for that khasra.
  5. RERA. Section 3(2)(a) of the RERA Act exempts projects only where land does not exceed 500 sq m or apartments do not exceed eight. The Act defines a real estate project to include developing land into plots for sale (Section 2(zn)), so a plotted layout above that size generally needs MP RERA registration. Check the project on rera.mp.gov.in. Use our RERA-approved projects list and the RERA check guide.
  6. Illegal colonies. Under Rule 22 of the 2021 rules, unauthorised colonies can see notices and a bar on sub-registrar registrations. Rule 23 sets up a civic-infrastructure process only for unauthorised colonies that existed before 31 December 2016, and excludes colonies on government land or on land designated for roads, parks and similar uses. Do not buy in the hope of later regularisation. Read illegal colony in Ujjain.
  7. Records. Pull khasra and B-1 on MP Bhulekh, check mutation, bank charges and boundary. Our Bhulekh khasra check lists the steps.
  8. Highway alignment. Get the widening alignment and setback for frontage plots in writing.

Stamp Duty and Registry on This Road

The MPIGR chart (as on 9 September 2025) gives about 11.5% for sale deeds in urban areas (5% stamp, 3% municipal, 0.5% upkar, 3% registration fee) and about 9.5% for rural janpad land, charged on the higher of deal value and guideline value. Whether a Sanwer-side or Ujjain-side plot counts as urban depends on whether it lies inside a municipal body’s limits. Confirm the current chart on the MPIGR site, and the category for your khasra with the sub-registrar, before you budget.

Frequently Asked Questions

Is Ujjain Road in Indore or Ujjain?

Both. The journey between the two cities is about 55 km. Sanwer and the areas up to it are in Indore district, and listings there say Ujjain Road, Indore. Nanakheda and Engineering College are in Ujjain district. Check the village in the khasra to know which office applies.

What is the price of a plot on Indore Ujjain road?

SquareYards, updated 7 July 2026, showed a 1,000 sq ft Sanwer plot at Rs 32 lakh and a branded project from Rs 55.99 lakh for 1,000 sq ft. These are asking prices from a handful of listings, not registered deals. We found no public Ujjain-side prices, so ask us for current Ujjain-side options.

Can I buy a plot under 10 lakhs on Ujjain Road?

None of the Indore-side listings we saw offered a usable approved plot under Rs 10 lakh. If you are offered one, check whether it is a very small plot, an undivided farm share or an unapproved colony plot, and ask for development permission, layout approval and diversion first.

Where do I register a plot on the Indore Ujjain road?

At the sub-registrar office covering the village: Indore district for Sanwer-side land and Ujjain district for the Ujjain end. The office depends on the village, and we confirm it on SAMPADA before you book.

Is a colony on Ujjain Road legal without RERA?

Not always. Section 3(2)(a) of the RERA Act exempts only projects where the land does not exceed 500 sq m or the apartments do not exceed eight, and the Act covers land developed into plots. Larger plotted layouts generally need MP RERA registration. Colony development permission is a separate requirement under the municipal or gram panchayat colony rules. Have an advocate check the papers.

Can NRIs buy farm land on Indore Ujjain road?

No. NRIs and OCI cardholders cannot buy agricultural land, plantation property or a farmhouse in India, though they can inherit it.

Is Godrej Greenview Estate on Ujjain Road RERA registered?

Check the registration for the specific phase on the MP RERA portal (rera.mp.gov.in) before you consider it. We do not endorse or sell this project.
