Houses for sale in Ujjain: what is available and what it costs
Most houses for sale in Ujjain are independent houses on their own plots: single-storey (G) homes, G+1 duplexes and row houses in colonies. Flats are a much smaller share of what is on offer. On 30 September 2026, RealEstateIndia listed 55+ independent houses in Ujjain and 99acres advertised 139+ houses. They ranged from a 336 sq ft 1 RK in Pandyakhedi at ₹28.5 lakh to a 7 BHK in Sethi Nagar at ₹1.25 crore. Many listings said "Call for Price".
In practice, your budget decides the area. A house under ₹20 lakh means outer wards or an older home. ₹25–45 lakh buys a 2 BHK in the Nanakheda belt. The Dewas Road colonies, such as Rishi Nagar, Vasant Vihar and Nagziri, start around ₹50 lakh for a 3 BHK. Every figure on this page is an indicative asking range (PropertyUjjain, 2026) — confirm before negotiating. Asking prices change quickly, and one house can be worth far more than its neighbour because of plot size, road width or construction quality.

Budget ladder: which house fits your budget
Use this table to set expectations before you shortlist. The ranges are an indicative asking range (PropertyUjjain, 2026) — confirm before negotiating. They match public listings seen on RealEstateIndia on 30 September 2026, for example a 2 BHK of 1,300 sq ft in Mahalaxmi Nagar (Dewas Road) at ₹33 lakh and a 4 BHK in Nagziri at ₹70 lakh.
| Budget | Typical house | Where to look | What to check first |
|---|---|---|---|
| Under ₹20 lakh | 1 BHK or small 2 BHK on a 400–800 sq ft plot; older house needing repair; housing board or UDA resale; bank-auction house | Outer colonies on the Sanwer Road and Maksi Road side, outer Agar Road and Badnagar Road colonies, old-city lanes | Is the colony legal (approved layout, diverted land)? Road access, drainage, and whether a bank will lend on it |
| ₹20–40 lakh | 2 BHK, G or G+1, on a 1,000–1,500 sq ft plot | Nanakheda and University Road belt, outer Dewas Road colonies, Agar Road | Whether the built floors match the sanctioned map; water supply; mutation in the seller's name |
| ₹40–70 lakh | Older 2–3 BHK in a central area, or a newer 3 BHK on a larger plot | Interior Freeganj and Madhav Nagar, Agar Road, the lower end of the Dewas Road colonies | Title chain for older family-owned houses, consent of all legal heirs, structural condition |
| ₹70 lakh and above | 3–4 BHK duplex or bungalow on 1,500–5,000 sq ft | Dewas Road colonies (Rishi Nagar, Vasant Vihar, Nagziri), premium interior plots | Building permission for every floor, guideline value (it sets the stamp duty), no charge in the loan or document search |

Where houses are for sale in Ujjain, area by area
Nanakheda and University Road
This is the main belt for first-time buyers wanting a 2 BHK. Most houses are G or G+1 on 1,000–1,500 sq ft plots, at about ₹25–45 lakh (indicative asking range). It is close to the Nanakheda bus stand and Vikram University, and portal listings here include both older and newer builds. See property in Nanakheda for the locality in detail.
Freeganj and Madhav Nagar
Houses in Freeganj and Madhav Nagar are older, central and often on main roads. Some have commercial potential on the ground floor. Expect about ₹35–65 lakh for 2–3 BHK (indicative asking range). Many of these houses are inherited, so the legal-heir check below matters most here. More on the area: property in Freeganj.
Dewas Road colonies
Rishi Nagar, Vasant Vihar, Nagziri, Shipra Vihar and Mahalaxmi Nagar have newer 3–4 BHK houses, duplexes and row houses. Expect about ₹50–95 lakh for a 3 BHK (indicative asking range), and larger bungalows go higher. If you specifically want two floors, compare options in the duplex house guide.
Agar Road
Newer colonies on Agar Road offer bigger plots for the money. Expect about ₹45–85 lakh for a 3 BHK (indicative asking range). Check the colony approval and the water and drainage connections carefully in newer layouts.
Outer wards and nearby towns
The Sanwer Road and Maksi Road side, and towns such as Nagda, Mahidpur and Badnagar, are where most sub-₹25 lakh houses appear. At this budget, check the plot's land use and colony approval before you look at the building itself.
Independent house, duplex, row house or 2/3 BHK: which type suits you
- Independent house (single storey): the most common option. You own the whole plot, and adding a floor later is possible if the building permission allows it.
- Duplex (G+1): more space on the same plot. Check that the upper floor is sanctioned and that the staircase and slab are sound.
- Row house: shares side walls with its neighbours, often in a colony project. It usually costs less than a standalone house on a similar plot. For a new row-house project, check MP RERA registration.
- 2 BHK vs 3 BHK: in Ujjain the plot size and location usually decide the price more than the bedroom count. A 3 BHK on a narrow road can cost less than a 2 BHK on a wide road in a central colony.

Resale house checklist: documents and inspection
A resale house carries two kinds of risk: the title (is the seller the full legal owner, with nothing owed on the house?) and the structure (was it built as sanctioned, and is it sound?). Check both before you pay a token, and write the token terms into a signed agreement to sell.
| Document | What to check | Where to verify |
|---|---|---|
| Sale deed and chain of earlier deeds | Names, area and boundaries match across every deed, back through the earlier owners | Certified copies from the Sub-Registrar office or SAMPADA 2.0 records |
| Mutation (namantaran) | The house is recorded in the seller's name in municipal records | Ujjain Municipal Corporation (Nagar Nigam) zone office |
| Property tax receipts | Paid up to date, with the same owner name and property ID | MP e-Nagarpalika portal, using the property ID |
| Building permission and sanctioned map | The floors actually built match the approval; any extra floor is a risk | Nagar Nigam building permission records (ABPAS online system) |
| Encumbrance / charge search | No mortgage, loan or other registered charge on the property | Registered-document search via SAMPADA 2.0 plus a lawyer's search report; ask the seller for a bank NOC if a loan was ever taken |
| Colony layout approval and land diversion | The colony is approved and the land is diverted for residential use | Town and Country Planning / Nagar Nigam records; revenue records for the land |
| Legal-heir consent (inherited houses) | Every legal heir signs the deed or gives a registered release | Succession documents; check with a lawyer |
| Electricity and water connections | Bills are in the seller's name with no dues | Latest bills; transfer after registry |
Physical inspection: look for seepage on ceilings and outer walls, cracks near beams and the staircase, the slope of the roof and drainage, the actual plot boundary (compared with the deed), the width of the approach road, and whether the water supply is municipal, a borewell or both. Visit once in daylight and once in the evening. Our step-by-step property document verification guide explains each check, and mutation (namantaran) in Ujjain covers the post-registry transfer.
What buying a house really costs
For a house inside Ujjain Municipal Corporation limits, the official MPIGR chart (as on 9 September 2025) charges 5% stamp duty + 3% municipal duty + 0.5% upkar + a 3% registration fee on a sale deed. That is about 11.5% in total, charged on the higher of your agreed price or the collector guideline value. The 7.5% + 3% (10.5%) figure seen on many websites does not match the official chart. Confirm the exact figure for your deed on SAMPADA 2.0 (mpigr.gov.in). Registration and e-stamps go through SAMPADA 2.0, which went live statewide on 10 October 2024. Ujjain district published its property guideline rates for 2026-27 on 9 April 2026, valid until 31 March 2027. Look up the rate for the exact locality before you agree on a price.
Worked example: for a house agreed at ₹40 lakh with a guideline value of ₹36 lakh, duty and fee are charged on ₹40 lakh: ₹3.4 lakh stamp duty, municipal duty and upkar plus ₹1.2 lakh registration, or ₹4.6 lakh in total. If the guideline value were ₹45 lakh, the same 11.5% would apply to ₹45 lakh (₹5.175 lakh). Add lawyer's fees, the mutation fee and utility transfer charges on top.
Home loan: RBI rules cap the loan-to-value ratio at 90% for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh. Stamp duty and registration normally come from your own pocket. Under PMAY-Urban 2.0, eligible first-time buyers whose family owns no pucca house anywhere in India, with an annual income up to ₹9 lakh, taking a loan up to ₹25 lakh on a house worth up to ₹35 lakh, can apply through their lender for a 4% interest subsidy on the first ₹8 lakh of the loan (up to ₹1.8 lakh). Eligibility is checked by the lender and the scheme. Details are in our home loan guide for Ujjain property.

Frequently Asked Questions
What is the price of a house for sale in Ujjain in 2026?
It depends mostly on locality, plot size and the age of the construction. As an indicative asking range (PropertyUjjain, 2026) — confirm before negotiating: small houses in outer wards can come under ₹20 lakh, 2 BHK houses in the Nanakheda belt run roughly ₹25–45 lakh, older 2–3 BHK houses in interior Freeganj about ₹35–65 lakh, and 3 BHK houses on the Dewas Road side about ₹50–95 lakh. Public portal listings seen on 30 September 2026 ranged from ₹28.5 lakh to ₹1.25 crore.
Can I buy a house in Ujjain under ₹20 lakh?
Sometimes, but the options are narrow: a 1 BHK or small 2 BHK on a 400–800 sq ft plot in outer colonies, an older house that needs repair, a housing board or UDA resale unit, or a bank-auction property. Keep about 11.5% aside for stamp duty and registration inside city limits, so a strict ₹20 lakh budget suits a house priced near ₹18 lakh.
How much are stamp duty and registration on a house in Ujjain?
Inside Ujjain Municipal Corporation limits, the official MPIGR chart puts the total at about 11.5%: 5% stamp duty, 3% municipal duty, 0.5% upkar and a 3% registration fee, charged on the higher of the sale price or the collector guideline value. The chart shows no lower sale-deed rate for women buyers. Confirm the exact figure for your deed on SAMPADA 2.0 (mpigr.gov.in).
Which documents should I check before paying a token for a resale house?
At minimum: the seller's registered sale deed and the earlier deeds in the chain, the Nagar Nigam mutation (namantaran) in the seller's name, recent property tax receipts, the sanctioned building permission and map, a search of registered documents for any mortgage or other charge, and the colony's layout approval. If the seller inherited the house, check that every legal heir is joining the sale.
Do I need RERA registration for a resale independent house?
RERA registration applies to projects that a promoter develops and sells, not to an individual owner selling a house they already own. If you buy a new house in a colony or row-house project, check the project on the MP RERA portal, because under Section 3 of the RERA Act small projects (500 sq m of land or up to 8 units) are exempt.
Can I get a home loan and PMAY subsidy for a house in Ujjain?
Banks and housing finance companies lend on houses with a clear title and approved construction. RBI caps the loan at 90% of the property value for loans up to ₹30 lakh, 80% from ₹30–75 lakh and 75% above that. Under PMAY-Urban 2.0, first-time buyers (no family-owned pucca house anywhere in India) earning up to ₹9 lakh a year who take a loan up to ₹25 lakh on a house worth up to ₹35 lakh can apply for the interest subsidy through their lender.
