Hotel for sale in Ujjain is not a market with public price boards. Running hotels, guest houses and dharamshala buildings near Mahakaleshwar change hands through local networks, and most are never advertised. We do not publish a listing grid or quote prices for specific hotels. What we do is shortlist privately: you tell Rajendra Kumawat your budget, room count and preferred area, and we share matching hotel, guest house or building options, or lease opportunities, only after both sides are comfortable. This page covers what to check before you buy, how to value the asset, and whether to lease instead.
Why Buyers Look at Hotel Assets in Ujjain
The case rests on pilgrim demand. The Mahakaleshwar temple management committee counted about 5.5 crore devotees between 1 January and 15 December 2025, as reported by Swarajya, against a pre-corridor baseline of roughly 1.5 crore a year. The same report says most Ujjain hotels were full or on waiting lists during the 25 to 31 December 2025 peak, and that more than ten five-star hotels are being built or planned, along with smaller hotels and guest houses.
Simhastha 2028, due in spring 2028 (dates as officially notified), adds a second layer. In June 2025 the Railway Board chairman said about one crore people are expected to travel by train alone, against roughly 20 lakh in 2016. That is an official estimate, not a forecast we can stand behind.
Two cautions. Projections of crowds are not projections of room revenue; a hotel with a poor approach road or no parking does not capture the footfall just because it is in Ujjain. And new five-star supply is coming, which matters for budget and mid-range properties. Our wider view of the market sits on our guide to investing ahead of Simhastha 2028, and for the temple catchment see land and buildings close to the Mahakal temple.
What Kind of Hotel Asset Are You Actually Buying
| Asset type | What you are paying for | Main risk |
|---|---|---|
| Running hotel or guest house | Building, land, fittings, licences and an operating track record | Business numbers that cannot be verified; licences that do not transfer |
| Hotel or lodge building, not running | Structure and land, usually to renovate or re-let | Building permission and fire compliance for a lodging use |
| Dharamshala or trust-run lodging | Often trust or society property | Trust-deed restrictions can block a sale entirely |
| Plot or building near Mahakal for a new hotel | Land-use and frontage | Whether the zone and road width allow a hotel; see the master plan land-use zones |
Dharamshalas deserve a separate note. Many are held by trusts or societies, and a trust cannot usually sell on the managing member's say-so. If a dharamshala is offered to you, ask first for the trust deed and the resolution authorising the sale, and treat any seller who cannot produce them as a risk, not a bargain.
Due Diligence Checklist for a Running Hotel or Guest House
This is the order we would work through. Items that need a statutory reference are for your lawyer or chartered accountant to confirm; we list what to ask for, not what the law requires in every case.
- Title. Sale deed chain, mutation entries and the current owner's name. Our document verification guide and mutation guide cover the basics. All co-owners and, for a company, a board resolution must sign.
- Building permission and completion. Sanctioned plan, completion or occupancy proof and any compounding. A hotel built beyond its sanctioned floors is a liability you inherit. See building permission in Ujjain.
- Municipal and fire clearances. Ask for Ujjain Municipal Corporation approvals and a current fire NOC, with the inspection date. Walk the exits yourself.
- Trade, health and tourism-related licences. Ask which licences the hotel actually holds and in whose name. Licences may be in the name of the operating person or firm rather than the building owner, so plan for fresh or transferred licences and budget time for that.
- GST registration and returns. If the hotel is registered, ask for filed returns for the past years. Ask your chartered accountant how any unfiled returns or unpaid tax would affect you as buyer.
- FSSAI licence if there is a kitchen or restaurant. Check validity and the licence holder's name.
- Pollution board consent where applicable. Ask whether the hotel needed consent from the Madhya Pradesh Pollution Control Board and, if so, ask for the current one. Applicability depends on size and category.
- Road width, parking and approach. Visit at the festival peak, not on a quiet weekday. A hotel that coaches and cars cannot easily reach loses most of the demand the locality suggests.
- Occupancy and revenue, from the seller's audited books only. Ask for audited accounts, GST returns and bank statements covering several years, and compare them. Do not accept an average daily rate or occupancy percentage that is not in the books, and do not rely on any figure we or a broker quote verbally.
- Liabilities. Bank loans and charges, electricity and water dues, property tax, staff dues and pending disputes. Run a search at the sub-registrar for encumbrances.
- Staff, contracts and OTA tie-ups. Check employment terms, vendor contracts and whether online listings are in the seller's personal name.
How Hotels Are Valued: Land and Building vs Income
Two approaches are in common use, and they often give different numbers.
Land plus building (asset value). You value the land at its market rate and the structure at cost less depreciation. This works well for older properties and for buildings whose best use may change. It ignores the business. The collector guideline value is not a market value, but it sets the floor for stamp duty; see collector guideline rates for Ujjain.
Income approach (multiple of earnings). You apply a multiple to verified net operating income, or a capitalisation rate to it. The method is only as good as the income figure. In a pilgrim town, one Simhastha year or a festival peak can inflate a single year's earnings, so a buyer should look at several years and treat 2028 as an exception, not a base.
A fair way to use both: take the asset value as the floor, test whether verified income supports anything above it, and discount for items you must spend on, such as fire upgrades or licence gaps. We do not publish a multiple or a rate per room for Ujjain because we have no sourced figure, and a number from a broker is an opening position, not evidence.
Lease vs Buy: Which Suits Which Investor
| Question | Buy | Lease |
|---|---|---|
| Upfront capital | Full price plus about 11.5% stamp duty and registration fee | Security deposit and fit-out; duty on the lease deed by term |
| Control over the building | Complete, subject to law | Limited to the lease terms |
| Exposure to a peak like 2028 | Gain or loss stays with you | Fixed rent can be heavy if demand disappoints |
| Exit | Sell, which is slow for hotels | Surrender or end at term |
Leasing a hotel is usually the lower-capital way to test the Ujjain market. Insist on a registered lease with a lock-in, clear renewal terms, a rent-review clause and written permission to hold the licences in your name. The MPIGR stamp duty chart (as on 9 September 2025) treats lease deeds by term, and registration is compulsory for a lease of one year or more; it is optional only below one year. Stamp duty depends on the lease term, so check the current amount for your term on SAMPADA 2.0 or with the sub-registrar before signing.
Taxes and Charges You Should Budget For
- Stamp duty and registration on purchase. About 11.5% of the higher of the deal value and the guideline value inside an urban body such as Ujjain Municipal Corporation: 5% stamp duty, 3% municipal duty, 0.5% upkar and 3% registration fee, per the MPIGR chart as on 9 September 2025. Confirm the figure on the day of registry; our Ujjain registry process guide covers the steps.
- GST on lease rent. Renting a building for commercial use falls under real estate services (heading 9972), taxed at 9% CGST plus 9% SGST, or 18% in total, under CBIC rate notification 11/2017-Central Tax (Rate). A registered lessor normally charges it on the rent. If the lessor is not registered and you, the lessee, are, the October 2024 amendment (notification 09/2024-Central Tax (Rate)) puts the tax on you under reverse charge. Ask your chartered accountant how this applies to your lease.
- Going-concern transfers. Buying the business together with the building can be structured in different ways with different tax effects. Get a chartered accountant's view before you sign an agreement to sell.
Zoning and Land Use Under the Ujjain Master Plan
Before you pay an advance, confirm the land-use zone of the specific plot, the permitted use, the permitted height and the road width of the street it stands on. A building used as a lodge in a residential zone may carry a conversion or regularisation issue. Read the zone map in the Ujjain Master Plan 2035 guide and verify with the Ujjain Development Authority or the Town and Country Planning office. For general commercial use, see our shops, offices and commercial buildings page.
For Hotel and Guest House Owners Who Want to Sell
If you own a hotel, guest house or lodging building and are considering a sale or lease, confidentiality matters. We do not list a running hotel's name publicly. The usual sequence is:
- You send Rajendra the room count, area, ownership type and approximate expectation. No documents yet.
- We confirm a likely buyer or lessee type exists, then sign a non-disclosure agreement.
- Only after the NDA do we share the hotel's name, location and documents, to a screened party.
- Site visits are arranged outside check-in rush hours so guests and staff are not alarmed.
Our wider approach to selling is on how to sell property in Ujjain. Stressed assets that lenders are recovering under the SARFAESI Act are a different route; they appear on our bank auction and SARFAESI sales page.
What We Will and Will Not Do
We will tell you which documents to ask for, arrange viewings and share options that match your brief. We will not give a revenue guarantee or a promised yield, publish a hotel's name without consent, or quote a fee on this page (ask Rajendra directly). Our office is in Freeganj, Ujjain 456001; phone and WhatsApp +91 98266 44597.
This page is general information for buyers and sellers, not legal, tax or investment advice. Have a local advocate and a chartered accountant review any hotel transaction.

Frequently Asked Questions
Are hotels for sale in Ujjain listed publicly?
Rarely. Most running hotels and guest houses near Mahakaleshwar are sold through private contacts. We do not publish a hotel's name. Share your budget, room count and area with Rajendra and matching options are shared privately.
What documents should I ask for when buying a hotel in Ujjain?
Title and mutation papers, sanctioned building plan, municipal and fire approvals, trade and food licences, GST registration and returns, FSSAI licence if there is a kitchen, pollution board consent where applicable, and audited accounts. Have a local advocate review them.
Can I trust the occupancy a seller quotes?
Only if it is backed by audited books, GST returns and bank statements for several years. Verbal occupancy or room rates are a sales claim, not evidence, and one festival year can distort the picture.
How much is stamp duty on buying a hotel building in Ujjain?
Inside an urban body such as Ujjain Municipal Corporation the MPIGR chart (as on 9 September 2025) gives about 11.5% in total: 5% stamp duty, 3% municipal duty, 0.5% upkar and 3% registration fee, on the higher of deal value and guideline value. Confirm on the day of registry.
Is GST charged on hotel lease rent?
Usually yes. Renting a building for commercial use is taxed at 18% GST (9% CGST plus 9% SGST) under CBIC notification 11/2017-Central Tax (Rate). If the lessor is unregistered and the lessee is GST-registered, the lessee pays under reverse charge. Confirm with your chartered accountant.
Should I lease or buy a hotel in Ujjain?
Leasing needs less capital and is a lower-risk way to test the market, but gives you less control and fixed rent if demand falls. Buying gives control and any appreciation, with higher upfront cost and a slow exit. Lease deeds of one year or more must be registered, and stamp duty depends on the term; check SAMPADA 2.0.
Can a dharamshala be bought?
Only if its ownership allows it. Many dharamshalas are held by trusts or societies, and a sale needs the trust deed and a valid resolution. Ask for both before spending on anything else.
How do I sell my hotel or guest house confidentially?
Send Rajendra the basic facts without documents, sign an NDA, and share the hotel's name and papers only with screened parties after that. We do not advertise running hotels by name.
