MP Bhulekh Ujjain: Check Khasra and B1 Before Buying

Key takeaways

  • MP Bhulekh is the Madhya Pradesh land-records portal; the Ujjain district site links to it under Land Records and names Lok Seva Kendra as the offline service point.
  • Pull three records for any plot: the khasra (parcel), the B1 khatauni (owner-wise ledger) and the bhu naksha (village map).
  • Search by district Ujjain, one of twelve tehsils, village and khasra number; certified copies are paid and also available via MPOnline kiosks.
  • The recorded holder, khasra number, area and land type must match the sale agreement, layout and diversion order before any token.
  • Agricultural or undiverted land type, missing joint holders and mortgage remarks are deal-stoppers until resolved.

MP Bhulekh Ujjain is the land-records check every plot buyer should run before paying a token: the Madhya Pradesh portal (mpbhulekh.gov.in), run under the Commissioner Land Records Madhya Pradesh, lets you search a plot's khasra, B1 khatauni and village map by district Ujjain, tehsil and village, and order certified copies.

Match the owner name, area and land type against the seller's papers before anything else.

Most MP Bhulekh guides are written for home-loan borrowers anywhere in the state. This one is for someone looking at a residential plot in Ujjain: which record answers which question, how to work through district, tehsil and village for Ujjain, what in the record must agree with the sale agreement and layout, and which entries should stop the deal. If you are comparing plots for sale in Ujjain, run this check on every khasra number before the next conversation with the seller.

MP Bhulekh Ujjain: the short answer

The Ujjain district administration's official site lists "Land Records" as a public service and points to the MP Bhulekh portal under the Commissioner Land Records Madhya Pradesh, with Lok Seva Kendra named as the service location in Ujjain, Badnagar, Tarana, Mahidpur, Nagda, Khachrod and Ghatiya (ujjain.nic.in, Land Records service). The portal belongs to the land administration of the Revenue Department, Madhya Pradesh. The district-site description used across the state (for example on the Sidhi district site) lists its services as searching land records, certified copies of land records (khasra, khatauni, map), certified copies of scanned record-room documents and revenue court orders, land use diversion applications and payment of land revenue, and states that the public is not required to visit any office in person and that land records information is updated online in real time.

Two practical notes. The district site's link opens a login page, so expect to create an account on the portal. And on 8 October 2026 the portal did not respond to our checks; if that happens to you, the Lok Seva Kendra and MPOnline kiosk routes described below give you the same records on paper.

Khasra, B1 khatauni and bhu naksha: which record answers what

A plot buyer needs three documents; sellers usually hand over one. The khasra is the survey-number-level record maintained by the Patwari and issued through the Tehsildar; it describes a specific parcel. The B1 khatauni is the owner-wise ledger of all parcels held by a person or family. The bhu naksha is the village map that shows where the khasra sits and what adjoins it.

KhasraParcel-level entry for one survey number: recorded holder (bhumiswami), area, land type and other remarksViewing is reported to be free; certified copies are paid (fee amounts: data unavailable, shown at application); the district site's link opens a login page, so expect to create an account - check on the portalConfirm the seller is the recorded holder, the area matches, and the land type suits a residential plot
B1 KhatauniOwner-wise list of every khasra held by that person or familySame hedge as aboveSee whether the plot is one of several joint holdings and whether other family members appear
Bhu Naksha (village map)Map of the village showing the parcel's shape and neighboursSame hedge as aboveCheck that the plot the seller showed you on site is the parcel in the record
Certified copy (khasra, khatauni, map)Digitally signed copy of the above for use in registry and loan filesPaid; fee shown at application on the portal or kioskKeep with the sale file for the sub-registrar and lender

The free and paid split is reported by the 2026 finance explainers we reviewed, not stated on the official pages we could open, which is why the table hedges it. Treat the view as free until the portal tells you otherwise, and budget for a certified copy.

Step by step: looking up a Ujjain plot

These steps follow the official service descriptions, not a screen we could see on the day. Menu labels on the portal may differ.

  1. Open the portal from the district site. Go to ujjain.nic.in, use the Land Records link under Quick Links, and you land on https://mpbhulekh.gov.in/ (the district site gives the login address). Create an account if the login page asks for one.
  2. Use "Search Land Records". Select district Ujjain, then the tehsil from the table below, then the village, then enter the khasra number the seller gave you. A 2026 explainer describes the flow as choosing a document type, then the district, tehsil, RI circle, halka and village, then viewing by khasra number, account or map; we could not verify the current labels.
  3. Read the entry. Note the recorded holder's name, the area, the land type and any remarks such as mortgage or court notes.
  4. Order a "Certified Copy of Land Records (Khasra, Khatauni, Map)". On the portal, or at an MPOnline kiosk through the RCMS service of the Madhya Pradesh Bhu-Abhilekh Prabandhan Samiti (Commissioner Land Records, Moti Mahal, Gwalior; helpline 0751-2441200), or at a Lok Seva Kendra. RCMS copies are digitally signed and downloadable.

Ujjain district has twelve tehsils according to the district site's tehsil list. Ask the seller which tehsil and village the plot's khasra belongs to; a seller who cannot answer that question has not looked at the record either.

Confirm the tehsil and village from the seller's existing khasra copy rather than from the colony's postal address; a colony name tells you nothing about which revenue village the parcel sits in.

What must match the seller's documents

The Bhulekh record is only useful when read against the papers the seller has shown you. The sequence on our property document verification checklist for Ujjain puts this check early for a reason: a mismatch here is cheap to find and expensive to discover after registry. For farm land the comparison is different; our agricultural land buying guide has its own red-flag table, so this one is written for a residential plot.

Bhulekh fieldCompare withIf it does not match
Recorded holder (bhumiswami) nameSeller's name on the draft sale agreement and ID; earlier registered sale deedSeller may be an heir, co-owner or power-of-attorney holder whose name was never mutated; ask for the mutation (namantaran) order before any token
Khasra numberKhasra quoted in the sale agreement, the earlier deed and the colony layoutDifferent parcel being sold or shown; walk the boundary with the bhu naksha in hand
AreaPlot area in the sale agreement and the T&CP-approved layout planLayout may have carved plots out of a larger khasra; the share being sold must be identifiable on the map
Land type / diversion statusDiversion order for residential use; layout approvalAgricultural or undiverted entry means the plot cannot lawfully be used for housing yet - see the diversion section below
Remarks: mortgage, hypothecation, court notesBank no-objection or loan closure letter; litigation disclosureBank charge or pending revenue case; the portal's own service list includes bank mortgage updates, so a clean remark column is a reasonable expectation
Number of holders in the B1All sellers signing the agreementJoint holding with missing signatories; every recorded holder, or their legal heirs, must sign

Red flags: agricultural land, joint owners, mortgages

Three entries should pause a residential plot deal.

A fourth, quieter flag is a record that was updated very recently in the seller's favour. Mutation is a legitimate process, but a transfer entered weeks before a sale deserves the earlier deed and the mutation order in your file.

After Bhulekh: diversion, Sampada registry and RERA

A clean Bhulekh record is the start of due diligence, not the end. Order the certified copies through the portal, an MPOnline kiosk or a Lok Seva Kendra and put them with the file. Then check the diversion order, the T&CP layout approval and, for a colony plot, the MP RERA registration of the project. Registration of the sale deed happens on Sampada 2.0, the Madhya Pradesh e-registry; the steps and the documents the sub-registrar expects are in our Ujjain property registry process guide.

Property Ujjain, founded by Rajendra Kumawat, offers title verification and RERA checks on plots across the city, and can run this sequence for a buyer who is comparing several khasra numbers at once. Call or WhatsApp +91 98266 44597 after you have pulled the Bhulekh record, and bring the khasra number, tehsil and village with you; the rest of the check follows from those three details. A land-records check does not replace a lawyer's title search, but it costs little more than time and removes the worst surprises before you commit.

Frequently asked questions

Is MP Bhulekh free to use for Ujjain land records?

Viewing a khasra, B1 khatauni or map is reported by 2026 finance explainers to be free, but none of the official pages we could open states it. Certified copies are paid, with the fee shown at application on the portal, at an MPOnline kiosk or at a Lok Seva Kendra; current amounts could not be verified.

What is the difference between khasra and B1 khatauni?

The khasra is the parcel-level entry for one survey number, showing the recorded holder, area and land type. The B1 khatauni is the owner-wise ledger listing every khasra held by a person or family. A plot buyer reads the khasra for the parcel and the B1 to see whether it is a joint holding.

Do I need to register on MP Bhulekh to view a khasra?

The Ujjain district site's Land Records link opens a login page on the portal, so expect to create an account. Finance explainers describe public viewing without registration, but we could not confirm that on the portal; check on the site, or use a Lok Seva Kendra if the portal is unavailable.

What if the Bhulekh record shows agricultural land for a residential plot?

Do not pay a token until a land diversion order for residential use exists. An agricultural or undiverted entry means the parcel cannot lawfully be used for housing yet; ask the seller for the diversion order and the T&CP layout approval, and read our land diversion guide for what the order should contain.

Can MP Bhulekh replace a lawyer's title search?

No. The portal confirms the current revenue record, which is one input. A title search covers the chain of registered deeds, encumbrances, litigation and approvals. Use Bhulekh to screen a plot before spending on a lawyer, then have the full chain checked before the sale deed.
