Plot for Sale in Ujjain Under 10 Lakh: 2026 Budget Guide

Key takeaways

  • Sub-10-lakh plots in Ujjain are mainly on Agar Road/Maxi Road and outer diverted colonies.
  • Keep ~10.5% for stamp duty and registration: about Rs 9.05 lakh is left for the plot.
  • At our 2026 indicative rates that buys roughly 410-1,800 sq ft.
  • Dewas Road and Freeganj are out of range at this budget.
  • Check diversion, layout approval, title and MP RERA before paying any token.

Yes, a plot for sale in Ujjain under 10 lakh exists, mostly as smaller plots on outer belts such as Agar Road, Maxi Road and diverted gram-panchayat colonies. At our 2026 indicative asking rates there (about Rs 500-2,200 per sq ft), Rs 10 lakh buys roughly 410-1,800 sq ft after setting aside about 10.5% for stamp duty and registration.

Property portals are little help at this budget. When we checked on 30 September 2026, the portal filter pages for this budget were nearly empty: one page promising plots below Rs 10 lakh in Ujjain rendered no listings, another budget filter showed zero, and a "within 10 lakhs" page listed two properties that were actually priced at Rs 31 lakh and Rs 72 lakh. Budget plots in Ujjain do change hands, but they are sold mostly through local brokers, colony developers and word of mouth rather than big portals. This guide shows what size of plot the budget realistically buys, which belts to look in, what the all-in cost looks like, and the legal checks that matter most at the cheap end. When you are ready to see what is available now, our plots for sale in Ujjain page sends current listings on WhatsApp.

A note on the numbers: the rate bands used here are propertyujjain.com's own 2026 indicative estimates from our guide to Ujjain collector guideline rates. They are not official figures and not independent market data. Use them to plan, and confirm the rate for the exact colony before you commit.

Plot for sale in Ujjain under 10 lakh: can you still buy one?

Yes, with two conditions. First, the plot will be modest in size or in a developing area, because the established parts of Ujjain are priced well above this budget. Second, you need to do more checking than usual, because cheap colony plots are where missing diversions, unapproved layouts and weak access roads are most common.

The residential plot market in Ujjain has a wide spread. Our indicative 2026 bands put market asking rates on Agar Road and Maxi Road at roughly Rs 1,000-2,200 per sq ft and in outer diverted gram-panchayat belts at roughly Rs 500-1,500 per sq ft. By contrast, Dewas Road asks about Rs 2,800-5,000 and Freeganj about Rs 3,000-5,500 per sq ft. A Rs 10 lakh budget is realistic only in the first two groups.

What Rs 10 lakh buys: plot size by rate band

The quickest way to judge a plot for sale in Ujjain under 10 lakh is to work backwards from your total budget. Government charges are paid on top of the price, so the money available for the plot itself is less than Rs 10 lakh.

Keeping ~10.5% for stamp duty and registration

Our Ujjain guideline-rate guide uses an example of about 7.5% stamp duty plus a 3% registration fee, charged on the higher of the collector guideline value or the sale price. That is roughly 10.5% in total. Confirm the current percentages on the state's Sampada 2.0 registration portal or with the Sub-Registrar before you budget, because they can change.

The formula: plot budget = Rs 10,00,000 / 1.105 = about Rs 9,05,000. Divide that by the asking rate per sq ft to get the plot size you can afford. This assumes the sale price is at or above the guideline value; if the guideline value is higher, charges are calculated on that instead.

Asking rate (Rs/sq ft)Budget after ~10.5% chargesApprox. plot size (sq ft)Typical belt

Rates are propertyujjain.com's indicative 2026 bands; sizes are rounded. Actual colony rates vary with road width, corner position and distance from the main road.

Worked example: 800 sq ft plot

Take an 800 sq ft plot on the Agar Road or Maxi Road belt at an asking rate of Rs 1,100 per sq ft. The sale price is 800 x 1,100 = Rs 8,80,000. Suppose the collector guideline rate for that colony is Rs 1,000 per sq ft, giving a guideline value of Rs 8,00,000. Charges apply to the higher figure, the sale price:

Now suppose the guideline rate for the same colony were Rs 1,400 per sq ft, the top of our Agar/Maxi guideline band. The guideline value becomes Rs 11,20,000, higher than the price, so charges of about 10.5% are worked out on Rs 11.2 lakh: roughly Rs 1,17,600. The total rises to about Rs 9,97,600, right at the limit. This is why you should look up the guideline rate before you agree a price, not after.

All figures are propertyujjain.com's indicative 2026 estimates from our Ujjain collector guideline rates guide, not official rates.

Agar Road / Maxi Road

These developing corridors are the most practical place to look for a plot in Ujjain under 10 lakh inside a recognisable colony. The gap between guideline and market rates is narrow here, which keeps registry costs predictable. Expect plot sizes in the 400-900 sq ft range at this budget. Colony rates differ along the corridor, so compare several layouts before you settle on one.

Outer diverted colonies

Outer belts in Ujjain district, under gram-panchayat limits, offer the largest plot for the money: potentially 1,000 sq ft or more. The catch is infrastructure and paperwork. Some colonies have proper diversion, layout approval, roads and power; others are farmland with plots marked out. At this end of the market the checks in the next section are not optional.

Why Dewas Road and Freeganj are out of range

At Rs 2,800 per sq ft and above, Rs 9.05 lakh buys less than about 325 sq ft, which is too small for a normal residential plot. Dewas Road and Freeganj suit buyers with a bigger budget, or those looking at resale houses and flats instead of land. If you see a small plot in an established colony advertised within this budget, treat the price as a claim to verify, not a market rate.

Checks that matter more on cheap plots

A low price often has a reason. These are the checks to finish before you pay a token amount.

Land diversion and colony permission

Much cheap land around Ujjain was agricultural. Land diversion converts it to residential use; without it you may not get building permission, a home loan or a clean resale. Ask for the diversion order and match its khasra numbers with the plot. Our step-by-step guide to the land diversion process in Ujjain explains what the order should show.

Layout approval and RERA

Colony layouts should be approved, and projects that fall under the Real Estate (Regulation and Development) Act, 2016 must be registered with MP RERA. Search the project name and registration number on the MP RERA portal before paying. Do not accept "RERA approved" on a brochure without looking it up yourself.

Road access, water, electricity

Visit the plot, walk the approach road and ask how water and power will reach it. On outer belts, a cheaper plot without these can end up costing more once you add a borewell, a transformer share or a private road.

UDA or private colony at this budget?

The Ujjain Development Authority (UDA) runs residential schemes from time to time, and authority plots come with a clear title and planned infrastructure. The trade-off is timing and allotment: schemes open on the authority's own schedule and terms, and plot prices and sizes vary from scheme to scheme. Private colonies on Agar Road, Maxi Road and outer belts are available any time but need the full checklist above. If you can wait, keep an eye on UDA announcements; if you want to buy now, a well-documented private colony plot is the usual route. We have not quoted any scheme price here because none is currently published in a form we could verify.

How to find genuine listings in this range

Because portal filters are thin at this budget, local sources matter more. Work in this order:

  1. Fix your all-in budget and the size you need using the table above.
  2. Shortlist belts: Agar Road/Maxi Road for a colony plot, outer diverted belts for a bigger plot.
  3. Ask for listings with papers: diversion order, layout approval, sale-deed chain and, where applicable, a RERA number.
  4. Look up the guideline value for the colony on Sampada 2.0 before negotiating.
  5. Visit the site and check road, water and power.
  6. Have a lawyer review the title before paying any token.
