1 BHK Flat in Ujjain: Budget, Sizes and Checks (2026)

Key takeaways

  • 1 BHK flats are thin supply in Ujjain; public listings seen in late September 2026 ranged from roughly 340 to 680 sq ft.
  • Estimate price from the rate per sq ft on carpet area, not from a headline figure: 450-600 sq ft at Rs 2,000-4,000 per sq ft gives roughly Rs 9-24 lakh before charges.
  • Many listings tagged Ujjain are in Badnagar, Nagda or on Ujjain Road in Indore; check the locality column first.
  • As an investment, flats in Ujjain give modest gross rental yields (our illustrative range is about 2-4%), so buy a 1 BHK mainly for use, not yield.
  • Under-construction 1 BHKs usually qualify for the 1% affordable-housing GST rate; ready flats with a completion certificate carry no GST.

A 1 BHK flat in Ujjain is an entry-level purchase with limited supply: public listings seen in late September 2026 showed 1 BHK units of roughly 340-680 sq ft. At commonly quoted rates of Rs 2,000-4,000 per sq ft, a 450-600 sq ft flat works out to roughly Rs 9-24 lakh before stamp duty, and the actual figure depends heavily on locality and carpet area.

That range is wide on purpose. Ujjain is a small flat market, and 1 BHK listings are scattered across portals with mixed quality data. Instead of quoting a single "average price", this guide shows you how to estimate a fair price for a specific flat, what a 1 BHK costs to finance, whether it makes sense as an investment, and the checks that matter most at this budget. For current options across all sizes, see our flats for sale in Ujjain page, which keeps the budget-by-BHK table up to date.

What 1 BHK flat listings in Ujjain actually show

Before trusting any price, clean the listings. Three problems come up again and again when you search for a 1 BHK flat in Ujjain on property portals.

What you seeWhat it often isHow to check
"1 BHK flat, Ujjain Road"A flat in Indore, on the Indore side of the highwayRead the full address and open the map pin
"1 BHK, Ujjain" at a very low priceA unit in Badnagar, Nagda or another town in Ujjain districtCheck the locality column, not the city filter
"1 BHK" with no kitchen photoA 1 RK (one room plus kitchenette) or a room in an independent houseAsk for the floor plan and room dimensions
"550 sq ft" with no basisSuper built-up area, not carpet areaAsk for the RERA carpet area in writing

When we reviewed public listings for our flats hub, RealEstateIndia's Ujjain results seen on 30 September 2026 included 1 BHKs of about 340-680 sq ft, and some 1 BHK and 1 RK units were in Badnagar rather than Ujjain city. That is the honest picture: a small number of genuine city listings mixed with district and Indore results.

1 BHK price in Ujjain: estimate it from rate per sq ft

The reliable way to judge a 1 BHK price is to convert it to rupees per sq ft of carpet area and compare that rate with similar flats nearby. One Ujjain investment guide published by Ghar.tv (undated) gives broad bands of about Rs 2,000-3,000 per sq ft for the budget segment, Rs 3,000-4,000 for the mid segment and Rs 4,000-5,500 for premium. The table applies those bands to common 1 BHK sizes. It is arithmetic for planning, not a market quote.

Flat sizeBudget band (Rs 2,000-3,000/sq ft)Mid band (Rs 3,000-4,000/sq ft)Premium band (Rs 4,000-5,500/sq ft)
400 sq ftRs 8-12 lakhRs 12-16 lakhRs 16-22 lakh
500 sq ftRs 10-15 lakhRs 15-20 lakhRs 20-27.5 lakh
600 sq ftRs 12-18 lakhRs 18-24 lakhRs 24-33 lakh
680 sq ftRs 13.6-20.4 lakhRs 20.4-27.2 lakhRs 27.2-37.4 lakh

Two adjustments matter. First, check which area the rate is quoted on. A common rule of thumb is that carpet area is around 70% of super built-up area, so a rate that looks cheap on super built-up area can be expensive per usable square foot. Second, older resale 1 BHKs in central areas may sell below these bands, while new units in branded projects on the main corridors may sit above them. Other public sources give different starting points; one aggregator showed Ujjain-district flats starting from about Rs 23 lakh. Use comparable flats, not averages.

Who buys a 1 BHK in Ujjain, and where

1 BHK buyers in Ujjain typically fall into three groups, and each group points to a different part of the city.

EMI on a 1 BHK flat in Ujjain

Most 1 BHK purchases are financed. RBI loan-to-value caps allow lenders to fund up to 90% of the property value for loans up to Rs 30 lakh, so a small flat needs a lower down payment in percentage terms. Stamp duty and registration are normally paid from your own funds. The EMI table below assumes a 20-year tenure at three illustrative interest rates; your bank's actual rate will depend on your profile.

Loan amountEMI at 8.5%EMI at 9.0%EMI at 9.5%
Rs 8 lakhRs 6,943Rs 7,198Rs 7,457
Rs 10 lakhRs 8,678Rs 8,997Rs 9,321
Rs 12 lakhRs 10,414Rs 10,797Rs 11,186
Rs 15 lakhRs 13,017Rs 13,496Rs 13,982

Is a 1 BHK in Ujjain a good investment?

Usually not on rent alone. Our Ujjain rental yield analysis gives an illustrative gross yield of about 2-4% for residential flats, before maintenance, vacancy and tax. As a worked illustration, a Rs 15 lakh flat at 3% gross yield earns about Rs 45,000 a year, or Rs 3,750 a month, which is far below the roughly Rs 13,000-14,000 EMI on a Rs 15 lakh loan shown above. Our 1 BHK rent guide notes that most 1 BHK rents in the city sit below the Rs 15,000-20,000 filters used on portals, with furnished units at the upper end.

A 1 BHK makes more sense when you will live in it, when it replaces rent you already pay, or when you need a base in the city for family. If capital growth is the goal, compare it honestly with a plot, which our flat vs plot comparison covers.

Checks before you buy a 1 BHK flat

Small-ticket flats are where corners get cut, so run the same checks you would on a bigger purchase.

  1. Confirm the city and locality. Ujjain city, not Ujjain Road in Indore or another town in the district.
  2. Get carpet area in writing. Under the RERA Act, carpet area is the net usable floor area; compare price per sq ft of carpet area.
  3. Check RERA status. Projects above 500 sq m of land or with more than eight apartments must be registered with MP-RERA. Search the number on the regulator's portal; our RERA check guide shows how. The RERA Act, 2016 also caps the advance at 10% before a registered agreement.
  4. Ask about GST. An under-construction 1 BHK priced up to Rs 45 lakh with carpet area up to 90 sq m qualifies for the 1% affordable rate; check the builder's demand letters charge 1%, not 5%. A ready flat with a completion certificate carries no GST.
  5. Budget the extras. Stamp duty and registration add about 11.5% inside Ujjain Municipal Corporation limits (5% stamp duty, 3% municipal duty, 0.5% upkar and 3% registration, per the official MP chart dated 9 September 2025; confirm on the SAMPADA 2.0 portal); see our stamp duty and registry charges guide.
  6. Inspect water, parking and maintenance. In smaller buildings these are where 1 BHK owners have the most disputes.
  7. Verify title. For resale, check the chain of title and society no-dues; our document verification checklist lists each paper.

1 BHK vs 1 RK vs 2 BHK in Ujjain

TypeTypical layoutBest forWatch out for
1 RKOne room with a kitchenette, bathroomSingle occupant, lowest ticketOften sold as "1 BHK" in listings; lower resale demand
1 BHKBedroom, hall, kitchen, bathroomCouples, small families, family base near the templeThin supply; prices vary widely by building age
2 BHKTwo bedrooms, hall, kitchen, usually two bathroomsGrowing families, better resaleHigher ticket; see our 2 BHK flat guide

If a well-located 2 BHK costs only a little more per sq ft than the 1 BHKs you are seeing, the larger flat often holds value and rents more easily.
