- A second road frontage can mean a second front setback and a smaller footprint; get an architect's sketch first.
- Registry is about 10.5% (7.5% stamp duty + 3% registration) on the higher of price or guideline value; confirm on SAMPADA 2.0.
On 2 October 2026, 99acres listed 43+ corner plots in Ujjain, and typical colony corner plots asked about Rs 2,750-4,800 per sq ft, for example Rs 38 lakh for 1,000 sq ft on Dewas Road and Rs 35 lakh for 1,000 sq ft in Nanakheda. Compare any corner premium with adjoining plot rates and check setbacks before paying.
A corner plot for sale in Ujjain usually costs more than the plot next to it, but no rule fixes how much more. This guide sets dated corner listings against ordinary plot rates, explains where a premium comes from (a seller's ask or a preferential location charge in an authority or developer layout), works the maths on a 1,200 sq ft plot, and shows why a second road frontage can reduce what you are allowed to build.
Corner plot for sale in Ujjain: prices seen
We read the 99acres corner-plot filter in a browser on 2 October 2026. The page title said "43+ Residential Land / Plots in Ujjain", and we recorded the first 25 corner cards. The table below picks 13 colony cards (the three Dewas Road cards share one row) and sets each against the locality plot band we compiled from public listings on 30 September 2026. All prices are asking prices on 99acres on 2 October 2026; listings change daily, so treat none of them as still available.

A few cards on the same page sit far outside this range: a plot in 13 Golamandi at Rs 75 lakh for 700 sq ft (Rs 10,714 per sq ft), a 4,605 sq ft plot on Ramprasad Bhargav Marg at Rs 6 crore (Rs 13,029), and land parcels in Tirupati Dham, Panwasa and Limboda at Rs 229-811 per sq ft, which are not colony plots at all.

Rate per sq ft compared with ordinary plots
Our compiled asking prices for residential plots in Ujjain mostly ran Rs 2,300-4,000 per sq ft on 30 September 2026: Dewas Road about Rs 2,650-3,950, Agar Road about Rs 3,100, Sanwer Road about Rs 2,500-3,350 and Nagziri about Rs 2,300-4,000. Most colony corners in the table sit inside those bands. Sindhi Colony, Abhilasha Colony and Chintaman Jawasiya ask more, and Sethi Nagar asks Rs 6,000.
The more useful comparison, though, is with the plot next door. Whatever the mid-row plots in the same layout ask, the difference is the premium you are being asked to pay. Ask the seller or broker for the non-corner rate in the same colony before you discuss price.
How much extra does a corner plot cost?
There is no fixed corner premium in Ujjain. What you pay extra depends on who is selling and how the layout was priced.
Seller premium in resale colonies
In an established colony, the premium is simply what the owner asks and the buyer accepts. On our Nanakheda locality page we estimated that corner plots and road-facing pieces command a 15-25% premium there (May 2026 data). That is an estimate for one locality, not a citywide figure. In other colonies the gap can be smaller or larger depending on road widths, what faces the plot and how many corners the layout has.
Preferential location charge in authority and developer layouts
Developers and development authorities often add a preferential location charge, or PLC, for plots with a better position. Corner plots attract PLC because of exposure, access, and light and ventilation from two sides. A common illustration: a 10% PLC on a Rs 50 lakh plot adds Rs 5 lakh.
Public bodies have used similar loadings. In August 2019, the Madhya Pradesh government proposed amending the development authority management rules so that corner plots in authority projects would be priced 10% above the collector guideline rate; until then each authority set its own price (reported by Patrika, 30 August 2019). That was a proposal. Do not assume it is in force; for a plot from the Ujjain Development Authority, read the current scheme terms for the actual corner charge.
Outside the state, the Greater Mohali Area Development Authority in Punjab had levied 10% extra for corner or park-facing plots and 15% for plots that were both, as The Tribune reported in June 2020. It is a precedent, not an Ujjain rule.
| Premium | Basis/precedent | Extra cost | Total |
|---|---|---|---|
| 0% | Mid-row plot: 1,200 sq ft at Rs 3,000 per sq ft | - | Rs 36 lakh |
| 10% | 2019 MP proposal for authority corners; GMADA corner or park-facing | Rs 3.6 lakh | Rs 39.6 lakh |
| 15% | GMADA corner and park-facing; low end of our Nanakheda estimate | Rs 5.4 lakh | Rs 41.4 lakh |
| 25% | High end of our Nanakheda estimate | Rs 9 lakh | Rs 45 lakh |
The table is arithmetic only: it shows what a quoted percentage means in rupees. Whether the corner is worth it depends on the setbacks and trade-offs below.
Pros and cons of a corner plot
The reasons a corner costs more are real, and so are the drawbacks. Weigh both against the house you plan to build.
| Factor | Corner plot | Mid-row plot |
|---|---|---|
| Light and ventilation | Open on two sides | Usually open front and rear only |
| Access | Entry possible from either road, subject to approval | One road frontage |
| Visibility | High; useful for a clinic or shop where permitted | Lower |
| Setbacks | Front-setback rules often apply on both road sides | One front setback |
| Privacy and noise | More passing traffic on two sides | Quieter |
| Boundary wall | Longer road-facing wall to build and maintain | Shorter |
| Price | Premium over adjoining plots | Base rate |
Many buyers also ask about facing because of Vastu shastra preferences. A corner gives two road-facing sides, so check which directions they face, but treat facing as personal preference rather than a rule that sets value.
Setbacks: why a corner plot can build less
A corner plot touches streets on two or more sides. Most state development control regulations apply front-setback rules to both street-facing sides, often with a small ground-coverage concession of about 3-5%. In Madhya Pradesh, a secondary guide to the MP Bhumi Vikas Rules 2012 gives typical setbacks of 3.0 m front, 2.0 m rear and 1.5 m side. We could not confirm the exact corner rule in the state text, so treat what follows as an illustration.
Take a 30 x 40 ft plot (1,200 sq ft). Using those typical figures, and assuming a side setback on one side only, a mid-row plot leaves about 25.1 ft x 23.6 ft for the ground floor, roughly 592 sq ft. If the second road side must also keep a 3.0 m front setback, the width drops to about 20.2 ft, and the footprint falls to roughly 477 sq ft. That is about 115 sq ft, or close to a fifth, less on each floor, on a plot that may have cost 10-25% more.
Real numbers depend on road widths, plot size and the rules in force when you apply. Before you pay a token amount, ask an architect to draw the permissible footprint, and confirm it with the Ujjain Municipal Corporation building permission process.
Registry cost and guideline value on a corner plot
In Madhya Pradesh, current published sources put the cost of registering a sale deed at about 10.5%: 7.5% stamp duty plus a 3% registration fee, charged on the higher of the collector guideline value or the sale price. Registration is done through SAMPADA 2.0, the system run by the Inspector General of Registration and Superintendent of Stamps, Madhya Pradesh. Confirm the exact figure in the SAMPADA 2.0 duty calculator before you budget.
Two points matter for a corner plot. First, if you pay a premium, the sale price rises, and so does the duty when the price is above the guideline value: on the 15% scenario above (Rs 41.4 lakh), about 10.5% is roughly Rs 4.35 lakh, against about Rs 3.78 lakh on the Rs 36 lakh mid-row price. Second, do not assume how the guideline treats corners. Look up the guideline value shown for that exact plot on SAMPADA 2.0, because duty is charged on the higher of that value or your price.
Checklist before you pay a token on a corner plot
- Road widths on both sides: measure them, and ask which side the approved layout treats as the main front.
- Approved layout and diversion: confirm the plot number appears on the approved layout and that the land is diverted for residential use.
- Demarcation of both frontages: check the boundary on each road side against the layout and look for encroachment on the corner itself.
- Adjoining-plot rates: get the mid-row rate in the same colony and calculate the premium you are being asked to pay.
- PLC in writing: in a developer or Ujjain Development Authority layout, get the corner charge stated in the allotment or agreement.
- Buildable area: have an architect sketch the footprint after setbacks on both road sides.
- Guideline value: check the plot's guideline entry on SAMPADA 2.0 before you agree a price.

Frequently asked questions
How much more does a corner plot cost in Ujjain?
There is no fixed premium. Our Nanakheda locality page estimated 15-25% for corner and road-facing plots there (May 2026). In authority and developer layouts the extra is a preferential location charge set in the scheme terms. Compare the asking rate with mid-row plots in the same colony.
Is a corner plot good for building a house?
It can be: you get light and air from two sides, access from two roads and more visibility. The trade-offs are more traffic noise, less privacy, a longer boundary wall and, often, setbacks on both road sides that reduce the ground-floor footprint. Have an architect draw the buildable area first.
Do corner plots have more setback rules?
Usually, yes. Most state development control regulations apply front-setback rules to both street-facing sides of a corner plot, sometimes with a small ground-coverage concession. Confirm the exact rule for your plot with an architect and the Ujjain Municipal Corporation building permission process.
Is stamp duty higher on a corner plot in Ujjain?
Duty is about 10.5% (7.5% stamp duty plus 3% registration fee) of the higher of the guideline value or the sale price, so a corner premium raises duty when your price is above the guideline value. Check the guideline value shown for that exact plot on SAMPADA 2.0.
