Farm House for Sale in Ujjain: Rules, Belts & Prices
Key takeaways
- Listings labelled 'farm house' are three different products: a built farmhouse, a scheme plot on instalments, or raw farmland.
- Rule 17 of the MP Bhumi Vikas Rules, 2012 allows a farm house on agricultural-use land only on 0.40 ha or more, with FAR 0.10 and a 7.5 m height cap.
- A 5,000 sq ft plot is about 0.046 ha, roughly one-ninth of the minimum, so scheme plots need diversion and a sanctioned layout before any house.
- Priced listings seen in October 2026: Rs 80 lakh (Mahaveer Bagh Colony, 5,000 sq ft) and Rs 94.55 lakh (Sanwer Road, 5,100 sq ft); most are call-for-price.
- Budget about 9.5% (rural) or 11.5% (municipal) for stamp duty and registration, plus a Section 59 diversion premium if you change land use.
A farm house for sale in Ujjain is usually a built farmhouse on a 4,500-5,100 sq ft plot, a plot in a "farm house" colony scheme sold on instalments, or raw agricultural land. Under the Madhya Pradesh Bhumi Vikas Rules, 2012 a farm house on agricultural-use land needs at least 0.40 hectare, so verify diversion and layout approval before paying.
Portals and classifieds use the same label for all three, and the legal position of each is different. This guide separates them, shows the belts where stock is actually listed around Ujjain, quotes the building conditions from the state rules, and ends with a cost stack and document checklist. It builds on our agricultural land buying guide, which covers ownership rules and per-bigha rates, and our diversion guide, which covers the Section 59 process.
What "farm house for sale in Ujjain" really means
Search any portal for a farmhouse in Ujjain and the results mix three products. Identifying which one a listing describes is the first check: it decides what documents exist and what you can legally build.
Built farmhouse
A house already standing on a plot, typically 4,500-5,100 sq ft in the RealEstateIndia listings we reviewed, with a 1 RK to 10 BHK structure. The question is not whether you can build but whether what stands was built lawfully: was the land diverted to non-agricultural use, and was the construction sanctioned? If the plot is still recorded as krishi bhoomi and is far below 0.40 ha, the structure sits outside the farm-house conditions in the rules.
Farm-house plot in a scheme
A developer cuts a larger parcel into "farm house plots", usually marketed with instalment plans, and sometimes with offers such as "buy one get one". These are the offers we saw on classifieds in the Dashashvamegh Teertha and Mahesh Colony area at around Rs 18 lakh on two-year instalments. What you are buying is a share of an undivided or newly subdivided field; whether a layout was approved and whether the land was diverted are the two questions that decide if you can ever build on it.
Raw agricultural land
Farmland in tehsils such as Badnagar and Unhel, sold by the bigha, with no structure. This is the cleanest product legally, and the one where the farm-house rules apply most directly. If you are comparing it with other property in Ujjain, remember that farmland is bought under revenue law, not colony bylaws, and the ownership restrictions differ.
| What is sold | Typical size | Legal status to check | Who it suits |
|---|---|---|---|
| Built farmhouse | 4,500-5,100 sq ft plots as listed (Sanwer Road, Indira Nagar, Mahaveer Bagh Colony) | Diversion order, building sanction, khasra matches sale deed | Weekend-home buyers who want a ready structure |
| Farm-house plot in a scheme | Small plots, often under 5,000 sq ft, sold on instalments | Approved layout, diversion of the parent parcel, registered sale deed (not just an allotment letter) | Budget buyers; highest verification burden |
| Raw agricultural land | Sold by the bigha in Badnagar, Unhel and other interior belts | Title chain, Bhu-adhikar record, tribal-land status, access road | Farming, orchards, or a rule-compliant farm house on 0.40 ha or more |
Where farmhouses are being sold and what they cost
Stock is thin and prices are mostly "call for price", so treat every figure below as a listing snapshot from October 2026, not a market rate.
Sanwer Road and Indore Road belt
Sanwer Road carries the most built-farmhouse listings: RealEstateIndia shows 5,100 sq ft and 5,000 sq ft plots with 2.5 BHK, 4 BHK and even 10 BHK structures. For anything marketed on Indore Road, check which district and tehsil the khasra falls in. Indira Nagar and Mahaveer Bagh Colony are urban-fringe localities where 5,000 sq ft "farm house" plots sit close to colony housing.
Badnagar, Unhel and interior farmland
Badnagar (4,500 sq ft, 1 RK listed) and Unhel (5,000 sq ft, 1 BHK listed) are tehsil belts where the same portals also list raw farmland. Our agricultural land guide logged asking rates of roughly Rs 20-50 lakh per bigha in interior belts such as Ghatiya, Unhel, Tarana and Badnagar as of September 2026; those are asking prices, not registered values.
Reading listing noise
Portal data is noisy. HomeOnline's snippet, for instance, shows a 2.5 BHK on Sanwer Road at Rs 94.55 lakh on 5,100 sq ft. Use listings to find the belt and the seller, then verify size from the khasra record rather than the advertisement.
| Belt / locality | Example listing (as listed, Oct 2026) | Size | Listed price |
|---|---|---|---|
| Mahaveer Bagh Colony | 1 RK farmhouse (RealEstateIndia) | 5,000 sq ft | Rs 80 lakh |
| Sanwer Road | 2.5 BHK, 4 BHK, 10 BHK farmhouses (RealEstateIndia) | 5,000-5,100 sq ft | Call for price |
| Sanwer Road | 2.5 BHK (HomeOnline snippet) | 5,100 sq ft | Rs 94.55 lakh |
| Indira Nagar | 3 BHK farmhouse (RealEstateIndia) | 5,000 sq ft | Call for price |
| Badnagar | 1 RK farmhouse (RealEstateIndia) | 4,500 sq ft | Call for price |
| Unhel | 1 BHK farmhouse (RealEstateIndia) | 5,000 sq ft | Call for price |
| Interior farmland (Ghatiya, Unhel, Tarana, Badnagar) | Raw agricultural land (site guide, Sept 2026) | By the bigha | Roughly Rs 20-50 lakh per bigha asking |
Can you build a farm house on agricultural land in MP?
Yes, within limits. The Madhya Pradesh Bhumi Vikas Rules, 2012 (consolidated up to 6 March 2025) contain a specific rule, Rule 17 "Permission of farm House", and Rule 2(28) defines a farm house by reference to it. The rule applies in areas designated for agricultural use under a development plan, so it is a planning-area rule rather than a blanket permission for every krishi-bhoomi parcel in the district; confirm the position for your specific khasra with the Town and Country Planning office or the Ujjain Development Authority.
The MP Bhumi Vikas Rules conditions
| Condition | Requirement (Rule 17) | What it means for a buyer |
|---|---|---|
| Minimum plot | 0.40 hectare | About 43,000 sq ft; most "farm house plots" are far smaller |
| Floor Area Ratio | Maximum 0.10 | On exactly 0.40 ha, built-up area is capped at roughly 400 sq m |
| Height | Maximum 7.5 m with a sloping roof | Ground plus one at most; no flat-roof villa blocks |
| Trees | Minimum 100 live trees per hectare on the plot before applying | Plant first, apply later; a bare plot does not qualify |
| Road access | Road width not less than 7.5 m | A cart track or a shared 4 m lane fails this test |
| Open space | Minimum 7.5 m open space on all sides | The house sits in the middle of the plot, not on a boundary |
The same rules add Rule 17-a for an "agricultural tourist facility" on agricultural-use land, with the same FAR 0.10, 7.5 m height and 7.5 m open-space limits. The consolidated rules are published by the state directorate; you can read the Madhya Pradesh Bhumi Vikas Rules PDF on mptownplan.gov.in and check Rule 17 yourself.
Does a 5,000 sq ft plot qualify?
No. One hectare is 107,639 sq ft, so 0.40 ha is about 43,056 sq ft. A 5,000 sq ft plot is about 0.046 ha, roughly one-ninth of the minimum. That calculation explains why many "farm house plot" schemes cannot deliver what their name promises: the plot is too small for a farm house under Rule 17, so the only lawful route to a house is diversion of the land to residential use and a sanctioned layout.
When diversion is needed
If you intend to use the land for anything other than agriculture, including a house that does not meet the farm-house conditions, the land must be diverted under Section 59 of the Madhya Pradesh Land Revenue Code. Since the 2018 amendments the premium is self-assessed, and our land diversion guide walks through the application, the one-time premium and the revised annual land rent. Clean cases take weeks; disputed ones take months.
Farm-plot schemes and instalment offers: red flags
Scheme-style offers are the cheapest entries in the market and the riskiest. Before paying anything, check the following:
- Diversion order for the parent parcel. If the seller cannot show one, the plots are still agricultural land and no house can be sanctioned on them.
- Approved layout. A subdivided field without a sanctioned layout from the competent authority is an unapproved colony, whatever the brochure calls it.
- Registered sale deed, not an allotment letter. Instalment schemes often hand over a receipt or agreement; ownership passes only on a registered deed.
- Khasra number on MP Bhulekh. Pull the record yourself and match the owner, area and land class against the offer.
- Price versus Collector guideline rate. An asking price far below the guideline rate for the belt is a signal to investigate, not a bargain.
- "Buy one get one" and similar promotions. Treat them as a sign the seller is moving inventory and verify the layout status harder.
- Verbal promises about future roads or Simhastha 2028 development. Only what is in a sanctioned plan counts.
The full cost: registry, diversion, development
The listed price is the start of the cost stack. Two further items are predictable; development cost depends entirely on the plot.
| Cost item | What it is | Indicative band (from our guides) |
|---|---|---|
| Purchase price | Negotiated against the Collector guideline rate | See listings above; rural farmland roughly Rs 20-50 lakh per bigha asking in interior belts (Sept 2026) |
| Stamp duty and registration | Charged on the higher of consideration and guideline value | About 9.5% for rural land; about 11.5% inside municipal limits |
| Diversion premium | One-time premium under Section 59, self-assessed, plus revised annual land rent | Computed from guideline valuations; varies by khasra |
| Development | Fencing, borewell, access road, tree planting to meet Rule 17 | DATA UNAVAILABLE; obtain quotes for the specific plot |
Note the tax angle from our agricultural land guide: rural agricultural land outside municipal limits is not treated as a capital asset, which affects how a later sale is taxed. A diverted, urban-fringe plot loses that treatment. Get advice before diverting land you may want to resell.
Who can buy and documents to check
Any Indian citizen can generally buy krishi bhoomi in Madhya Pradesh. Two restrictions matter for farmhouses. First, land held by a tribal owner needs Collector approval under Section 165(6) of the Madhya Pradesh Land Revenue Code before transfer to a non-tribal buyer. Second, NRIs and OCIs cannot buy agricultural land, plantation property or a farmhouse in India, so a scheme that markets farm-house plots to overseas buyers should be avoided outright.
Ask the seller for the following before any token payment:
- Bhu-adhikar Pustika and the current khasra record from MP Bhulekh
- Chain of title deeds for at least the previous transactions
- Diversion order under Section 59 if any non-agricultural use is claimed
- Sanctioned layout and building permission for any structure
- Encumbrance and loan status
- Access road width and ownership (the 7.5 m road test)
- Collector guideline rate for the belt, to set the stamp duty base

Frequently asked questions
Can I build a farm house on agricultural land in Madhya Pradesh?
Yes, where the land is in an area designated for agricultural use and the plot meets Rule 17 of the Madhya Pradesh Bhumi Vikas Rules, 2012: at least 0.40 hectare, FAR 0.10, 7.5 m height with a sloping roof, 100 live trees per hectare, a 7.5 m access road and 7.5 m open space on all sides. Confirm the position for your khasra with the Town and Country Planning office.
What is the minimum land for a farm house under MP rules?
0.40 hectare, which is about 43,000 sq ft. A typical 5,000 sq ft 'farm house plot' is about 0.046 ha, roughly one-ninth of the minimum, so it does not qualify on its own.
How much does a farm house cost in Ujjain?
Most listings are 'call for price'. Priced examples seen in October 2026 include a 5,000 sq ft farmhouse in Mahaveer Bagh Colony at Rs 80 lakh and a 5,100 sq ft 2.5 BHK on Sanwer Road at Rs 94.55 lakh; raw interior farmland was asking roughly Rs 20-50 lakh per bigha as of September 2026. Add about 9.5-11.5% for stamp duty and registration.
Are instalment farm house plot schemes in Ujjain safe?
Only if the parent parcel has a diversion order, the layout is sanctioned and you receive a registered sale deed. Without those three, you are paying instalments for a share of undiverted farmland on which no house can be sanctioned.
Can an NRI buy a farm house in Ujjain?
No. NRIs and OCIs cannot buy agricultural land, plantation property or a farmhouse in India.
Is land diversion needed for a farm house?
Not if the plot meets the Rule 17 farm-house conditions on agricultural-use land. For any other house, or a plot below 0.40 ha, the land must first be diverted under Section 59 of the Madhya Pradesh Land Revenue Code, with a one-time premium and revised annual land rent.
